## The honest read

Baldwin Home Inspection Services holds 4.9 stars from 103 Google ratings. The company says it has been in business four years, and its website says its inspectors are trained and expected to check any and all visible aspects of a home.

A recent first-time homebuyer said Tom explained each detail, showed up right on time and delivered a clear, detailed report. A recent customer needed a last-minute inspection on Mother's Day and said Luke made sure they understood the findings and next steps. A recent customer said Tom walked them through everything of concern on site and was responsive the next day when they had a question.

A recent customer gave 3 stars, saying they either did not receive some add-on tests or had to ask multiple times over weeks for the results, which cost hundreds of dollars each.

A 2025 customer said that on the day of the final walk-through the company returned to check that remediation items had been corrected, at no extra charge. A 2025 customer said the verbal and written reports from Luke Camarlinghi came with photo documentation, and that the service included home, termite and radon inspection. A 2025 customer said Andrew handled the septic portion of the report. A 2025 customer said the final report arrived the same evening with photos, including drone pictures of the roof and grounds. A 2025 customer said Tom uncovered many issues with a house they were considering, and they did not go through with buying it.

A 2024 customer who was not present gave 1 star, saying the inspector did not go up in the attic, where pans were collecting water, and did not notice a hole in the ceiling. A 2024 customer gave 3 stars, saying the final inspector did not have a copy of the original report and that both inspections listed a microwave as working when it was not.

**Strengths:**
- Final walk-through — a 2025 customer said they returned at no extra charge
- Same-evening report — a 2025 customer got photos and drone roof pictures
- Last-minute booking — a recent customer was inspected on Mother's Day

**Concerns:**
- Add-on test results — a recent customer had to ask repeatedly over weeks
- Unchecked attic — a 2024 customer said the inspector skipped the attic
