## The honest read

Done Rite Home Inspection is a Weymouth inspection company run by Fred Butts, and the people who hired him disagree sharply: it holds 3.6 stars from 17 Google ratings, and customers writing from 2021 to 2024 either praise him or warn against him. The company says it is family-owned and has served Greater Boston and the South Shore since 1990, offering pre-purchase, pre-listing and new-construction inspections plus radon, water quality, termite and lead paint testing. Fred Butts's Massachusetts home inspector licence (718-HI-1) is active.

In a November 2024 review, a buyer said Fred found easy-to-miss oil tank pipes in the basement suggesting an underground oil tank at a 1970 house, plus possible signs of wood-eating insects; he spent over an hour checking the roof, pipes, heating, mini-splits, outlets, water pressure and foundation, and delivered a report with pictures and a top-10 repair list. The buyer backed out of the purchase. An October 2024 customer called him incredibly thorough and said they had referred him to friends and family.

Two other customers were just as pointed the other way. In an October 2021 review, a buyer said Fred marked items at the highest rating despite moisture in a double-pane window, water damage around windows, a leaking skylight and clogged air intake filters, and left items such as sliding doors out of the report. A February 2023 reviewer called him a thief and a con man.

Its BBB grade is A+. The company's site lists Massachusetts Home Inspectors License #8 and Home Builders License #007089 for Fred Butts, and says it is FHA/VA approved.

**Strengths:**
- Thorough inspections — a November 2024 buyer described an hour-plus top-to-bottom check
- Photo report — a November 2024 report included pictures and a top-10 repair list

**Concerns:**
- Missed defects — an October 2021 buyer said water damage still got top ratings
- Called a con man — a February 2023 reviewer called Fred Butts a thief

**Where sources disagree:**
- The company's site says it has served the area since 1990, while BBB lists the business as started in 2002
