Last 6 months: 2 reviews, 0 negative. ## The honest read In May 2021 a congregation had its 1833 white oak church floors and chancel restored by H&M; a month later, a homeowner with 140-year-old boards had the same done. Floors people assume are past saving are what this crew is hired for, and the accounts afterwards keep saying the same thing: they look newly installed rather than refinished. The recent jobs run the same way. A February 2026 customer had the living room, dining room, four bedrooms and hallway done, with the crew arriving on time, saying when they were finished for the day and cleaning up each evening. A November 2025 customer who had bought a house built in the 1960s, its floors probably never redone, had them refinished and repaired. Another that month described cracks filled, sanding and several coats of finish, inside the timeframe quoted and at a fair price. In June 2025, old pine flooring was sanded and refinished. They install as well as refinish — a November 2025 customer had hardwood fitted on a staircase, one of two jobs they hired the company for. The business is a two-person sole proprietorship in Lynn, BBB-accredited at A+ since January 2020, with a business start of December 2017 on file. HomeAdvisor shows 4.9 from 59 ratings, 95 per cent of them five stars, with the review bodies it publishes running from May 2021 to February 2023. Some of the claims on that HomeAdvisor page disagree with each other, and they are the ones to pin down before you sign. Its About blurb advertises a 10-year warranty at no extra cost on all services, while the page's own FAQ says the company does not offer warranties. The same blurb says every employee has over 20 years in the trade, against "9 years of experience" elsewhere on the page and the December 2017 start date at the BBB. Customers also deal with a principal they call Hugo, while the BBB profile names the owner as Jose M Melara. For bringing tired hardwood back — old, worn, scratched or previously never touched — around Lynn and the North Shore, what customers describe has held steady across five years of accounts. Get the estimate in writing with the number of finish coats specified, and ask plainly whether any warranty applies and in what words. **Strengths:** - Old floors revived — 1833 church boards and 140-year-old planks - Repairs with the refinish — cracks filled, loose boards fixed - Daily cleanup — the house left in order each evening - Keeps the timeline — one job finished early despite surprises - Fast estimates — quotes given the day customers made contact - Fair pricing — competitive quotes cited on heavy sanding jobs - Stair installs — hardwood fitted on a staircase alongside floors **Concerns:** - Warranty unclear — its profile both offers and denies one - Experience claims differ — 20 years, 9 years, a 2017 start **Where sources disagree:** - The company's HomeAdvisor page advertises a 10-year warranty at no additional cost in its About blurb while its own FAQ on the same page says no warranties are offered. - Experience is stated three different ways: over 20 years per employee, 9 years of experience on the same profile, and a 30 December 2017 business start at the BBB. - Reviewers deal with a principal called Hugo; the BBB profile names Jose M Melara as owner. ## Claims & citations Every claim below is backed by real evidence rows — uncited claims are dropped in code before publication. - Better Business Bureau accredited with an A+ grade since January 2020, recorded as a Lynn sole proprietorship with two employees, started December 2017, with Jose M Melara as owner _(confidence: high)_ - [Better Business Bureau](https://www.bbb.org/us/ma/lynn/profile/hardwood-floor-contractors/hm-hardwood-flooring-0021-529455) — “Better Business Bureau grade: A+” - [Better Business Bureau](https://www.bbb.org/us/ma/lynn/profile/hardwood-floor-contractors/hm-hardwood-flooring-0021-529455) — “Better Business Bureau: accredited / certified / member” - [Better Business Bureau](https://www.bbb.org/us/ma/lynn/profile/hardwood-floor-contractors/hm-hardwood-flooring-0021-529455) — “BBB profile for H&M Hardwood Flooring at 8 Geneva Ave, Lynn, MA 01905-1703, phone (617) 224-3520 - matching this business on both phone and …” - 4.9-star average across 59 HomeAdvisor ratings, 95 per cent of them five stars _(confidence: high)_ - [HomeAdvisor](https://www.homeadvisor.com/rated.HMHardwoodFlooring.90282670.html) — “HomeAdvisor: 4.9★ from 59 ratings” - [HomeAdvisor](https://www.homeadvisor.com/rated.HMHardwoodFlooring.90282670.html) — “HomeAdvisor star distribution: 95% 5★ · 5% 4★ (of 59 ratings)” - Restores very old floors — 1833 white oak church floors and chancel in May 2021, 140-year-old hardwood in June 2021, and a 1960s house's original floors in November 2025 _(confidence: high)_ - [Google Reviews](https://www.google.com/maps/reviews/data=!4m8!14m7!1m6!2m5!1sCi9DQUlRQUNvZENodHljRjlvT25wRFdFOU1ORmMyV0dNNVJWSXRORmxGT1dWUlRtYxAB!2m1!1s0x0:0x829c8701f7385a53!3m1!1s2@1:CAIQACodChtycF9oOnpDWE9MNFc2WGM5RVItNFlFOWVRTmc%7C%7C?hl=en) — “5★ Hugo and his team did an incredible job not only refinishing our hardwood floors, but making repairs.
