## The honest read

Paulo Mendes's crew gets called for the jobs that take a house apart: a 1908 bathroom stripped to the studs in 2025, its original cast-iron claw-foot tub hauled out; a basement turned into more than 900 square feet of living space in 2024; a kitchen and living area opened into one room this past spring. M&P Home Renovation works out of Peabody, and the company says Paulo began in construction alongside his father in the 1990s before opening his own remodeling business in 1999.

Sixty-four Google ratings average five stars, and tile comes up again and again. A couple who finished a bathroom in April 2026 said the tile came out better than they had imagined. A homeowner who had porcelain laid at a front entrance, writing in November 2024, described a prompt crew that left the area spotless. The bigger jobs run the same way: one February 2026 project covered two bathrooms, a basement converted into an in-law suite, and the painting, flooring and lighting that went with it.

Much of the work moves through subcontractors, and customers name them alongside Paulo rather than as a complication — the May 2026 kitchen and living-space renovation credits him, his crew and the subs together. Several homeowners are on their second or third project with him; one wrote in 2024 about an interior repaint with recessed lighting, then a second round of exterior work replacing gutters and trim. On price, reviewers writing in 2024 called the quotes reasonable and competitive against the other bids they collected.

The scheduling note comes from a January 2025 addition. A homeowner who wanted a four-season sunroom with attached storage said Paulo was the only contractor who would build it the way he had in mind, and that the job took a bit longer than expected — he was pleased with the finished room.

For a gut bathroom, a kitchen, or a basement you want turned into real living space, M&P is a straightforward call: its Massachusetts home improvement contractor registration is active on the state registry. Ask for the schedule in writing with the quote, and on an addition, get the sequencing spelled out before demolition starts.

**Strengths:**
- Gut renovations — kitchens, bathrooms and basements taken down to the studs
- Tile work — singled out in bathroom and front-entry projects
- Basement conversions — in-law suites and apartments added below grade
- Repeat hires — customers describe second and third projects with him
- Competitive quotes — 2024 reviewers called pricing reasonable against other bids

**Concerns:**
- Addition timeline — a January 2025 sunroom job ran longer than expected
