# midstate home inspections **Trade:** Home Inspection · **Address:** 649 Grafton St, Shrewsbury, MA 01545 · **Phone:** (508) 754-7548 · **Languages:** English **Rating: 2.2/5** (low confidence) — from 3 reviews across 4 sources. ## The honest read Midstate Home Inspections is a small inspection outfit run out of Shrewsbury by Dan Eilertsen, who the Better Business Bureau lists as having been in business since 1991 — 35 years. Its BBB file carries an A+ grade, though the business is not BBB-accredited. The written history on file is thin — just three reviews, from 2022 to 2024 — and it's a mixed one. In 2022 and 2023, homeowners described Dan, working alongside Sage, as thorough, walking them through the house room by room and helping them figure out what to prioritize; one buyer specifically appreciated that Dan spoke directly to them rather than only to a parent who was also involved in the purchase. But in a 2024 review, a different homeowner said Dan and Sage misidentified their roof's age and construction, claiming it was original when the reviewer says it had visibly been replaced at least once. With so few reviews to go on, it's hard to say which account is more typical — but given how much a home inspection depends on getting details like roof condition right, it's worth asking pointed questions about the findings and getting a second opinion on anything that seems off before relying on the report. **Strengths:** - Direct communication — one buyer praised being addressed directly, not just a parent - Thorough walkthroughs — two reviews describe a detailed, room-by-room inspection **Concerns:** - Roof-age dispute — a 2024 review says the roof was misidentified as original ## Claims & citations Every claim below is backed by real evidence rows — uncited claims are dropped in code before publication. - The Better Business Bureau lists the business as owned by Dan Eilertsen, in business since 1991, with an A+ grade and no BBB accreditation _(confidence: high)_ - [Better Business Bureau](https://www.bbb.org/us/ma/shrewsbury/profile/home-inspection/midstate-home-inspection-0261-243456) — “Better Business Bureau grade: A+” - [Better Business Bureau](https://www.bbb.org/us/ma/shrewsbury/profile/home-inspection/midstate-home-inspection-0261-243456) — “BBB profile for Midstate Home Inspection (649 Grafton St, Shrewsbury MA) showing an A+ rating on a business that is explicitly NOT BBB accre…” - A 2023 review described Dan walking the buyer through the house room by room and speaking to them directly about what to prioritize _(confidence: medium)_ - [Google Reviews](https://www.google.com/maps/reviews/data=!4m8!14m7!1m6!2m5!1sChdDSUhNMG9nS0VJQ0FnSUNoNE9XWDBBRRAB!2m1!1s0x0:0x32676b2771643eb5!3m1!1s2@1:CIHM0ogKEICAgICh4OWX0AE%7C%7C?hl=en-US) — “5★ Dan was awesome to work with.
