## The honest read

The permit trail behind Peter W Rice runs bigger than a one-town remodeler's usually does: a $350,000 fire-damage rebuild of a Charlestown two-family, toilet-room remodels at Montserrat College of Art at $244,872, an $80,000 restaurant fit-up in Beverly — nine permits filed between 2011 and 2022, run out of a Pitman Road address in Marblehead.

The licences are in order at the state. The Massachusetts home improvement contractor registration #183473 is active, and the construction supervisor licence CS-082776 in Peter W Rice's name is active too. The company's BuildZoom page lists kitchen, bathroom, basement and whole-home remodels along with additions.

Homeowner work sits in that history as well — a $140,000 Arlington kitchen renovation that also took in windows, doors, siding and porches — though much of the permit volume is commercial build-out, including retail storefronts on Main Street in Peabody and 3rd Avenue in Burlington.

For a kitchen, a basement or an addition, this is a builder used to inspectors and six-figure budgets. Ask how a house job gets scheduled alongside the commercial work, who is supervising on site day to day, and have the scope and allowances written into the contract before demolition starts.

**Strengths:**
- Licences active — HIC and construction supervisor verified at the registry
- Six-figure projects — a $350,000 Charlestown two-family fire rebuild
- Whole-house scope — kitchens, basements, additions and exterior work

**Concerns:**
- Commercial-heavy permits — college, restaurant and retail build-outs dominate 2011-2022

**Where sources disagree:**
- BuildZoom prints construction supervisor licence CS-082776 as both active and, further down the same page, inactive and once cancelled; the state registry shows it active.
