## The honest read

One buyer writing in March 2025 said Wayne Robbins kept him out of a house with a significant structural problem he never would have seen. A few months later, first-time buyers had him find roof water damage and small foundation cracks; the seller repaired the roof before the sale closed. That is the job people hire Pro-Tech Consultants for — finding the things that turn into thousands of dollars after the closing.

Wayne E. Robbins is the owner and the inspector who shows up; the company says it has been inspecting since 1996, which it counts as thirty years. Its Massachusetts home inspector licence, number 351, is active on the state registry, and the company describes Robbins as a Northeastern University Certified Home Inspector. He works Arlington, Cambridge, Woburn and the rest of greater Boston, and the company also offers radon testing. The Better Business Bureau grades it A+.

Across 185 Google ratings the average is 5 stars, on a written history that runs back to 2017, and the same word keeps turning up: thorough. What that looks like in practice is specific. A customer in April 2025 said he spent hours in the house compiling photos and documentation and left them with a punch list on a new renovation. Another in May 2026 had the written report, photos included, in hand by the end of the day. Buyers doing this for the first time describe being pulled in for what one April 2026 customer called mini-lessons, and a February 2025 buyer said he gave his read on each area as he worked through it rather than saving it all for the report. A June 2025 customer noticed he put shoe covers on before walking into the house.

People come back to him. One reviewer in June 2025 had him inspect a house purchase almost two decades earlier and then again on a 150-year-old home. Another used him for a South End brownstone in 2023 and an 1888 house in Maynard in 2024. Two more mention that the specialists he pointed them toward afterwards were the right ones.

The one account that runs against all this is a one-star review from May 2020. That buyer wrote that the up-front pitch was a higher-than-usual fee in exchange for a more thorough inspection, and that several key items were missed anyway, costing thousands after they bought the house. It is the only complaint of its kind here, and it is six years old, but it is worth knowing what the fee buys before you book.
