P.J. Spillane Company is not a firm a homeowner hires. In its own words on its BBB file it is "a general commercial contractor offering building restoration and preservation, mason and waterproofing services" — a 100-person company established in Massachusetts in 1932 and run today by CEO and President Sarah Spillane. The work bears that out. A Massachusetts Appeals Court insurance decision from 2023 describes the company as the waterproofing subcontractor to general contractor John Moriarty & Associates on a college residence hall; a 2024 summary of that case notes one of its employees was injured completing the work, in litigation fought between the general contractor and an insurer rather than over Spillane's workmanship. Reporting on downtown construction in November 2018, the Boston Herald found its masonry laborers repairing the facade above the Fidelity building on Franklin Street. It also appears on Needham's approved general-bidder list at its Everett address. Its BBB grade is A+, and the same profile states the business is not BBB accredited — two separate facts. BBB carries no customer reviews for it and no star rating. One caution about the directory data. BuildZoom's page asserts the company "does not need a license to be a contractor in Massachusetts" and then, on the same page, says it "currently holds" licences that were "Active when we last checked". That page also names Russell Charpenter as owner, which the BBB record contradicts. None of it should be read as a verified credential. For anyone looking for basement or foundation waterproofing on a house, this is the wrong company: its waterproofing is building-envelope work on commercial and institutional buildings.
