Almost every review of Lyv Realty names a person rather than the company — Nikki Palladino, Tracy Johnson, Candice, Christine Goldstein, Lucélia Azevedo, Shawna Buettner, Hope Addorisio. That is the most useful thing to know about this Middleton brokerage: you are choosing an agent, and what people describe tracks closely with who they got. The volume behind it is substantial. Its Google page averages 4.9 stars across 148 ratings, and the written record runs from 2021 to 2026 across 124 reviews. Sellers describe fast, heavily marketed sales: in a 2024 review a homeowner credited Tracy Johnson's drone video, hands-on staging and open-house strategy with selling in a single weekend for over asking price, and a seller writing in April 2026 described staging, decorating and an open house complete with an ice cream truck for the neighborhood, followed by an offer within three days. Buyers tell a similar story from the other side, usually about being kept in a hard market. A 2024 reviewer bought a first home significantly under asking with a home inspection intact; a 2025 buyer said their agent helped compress a VA loan closing to 18 days; another reviewer, writing in early 2025, was back for a second purchase with the same team. First-time buyers turn up constantly in the record, and patience is what they name. The complaints are few, but they are specific and they are about process. In an August 2025 review a buyer described agreeing to raise an offer, signing a purchase and sale agreement after a verbal acceptance, and selling stock that day to fund the deposit — incurring a tax bill — before the deal collapsed. A May 2025 reviewer said the listing agents left calls and emails unanswered and took days to reply by text, while going out of their way to say they thought the agency itself was good. A short one-star review in May 2026 called a named agent unprofessional and insensitive without describing the transaction. The practical read: this is a strong choice for a first purchase or a well-marketed sale on the North Shore, where the firm's agents clearly know how to stage, price and generate traffic. But the brokerage carries a large roster, and both the praise and the complaints attach to individuals. Ask which agent will actually run your sale, ask for that person's own recent closings in your town, and get the communication cadence — who calls you, how often — agreed in writing before you sign.

Owning a short-term rental had always been a dream of ours, but getting started in this space felt overwhelming. I met Jessica Nieves at a business event and immediately connected with her approach, energy, and deep knowledge of the real estate industry. What truly set Jess apart was her experience as a real estate investor herself. She not only understands the market from an agent’s perspective, but she also owns, operates, and manages successful short-term and long-term rental properties. That hands-on experience made her the perfect partner to help us launch this new venture. Jess approached our search with genuine care. She listened closely to what we wanted, offered thoughtful recommendations, and was able to shift seamlessly between an investor mindset and a traditional real estate mindset depending on what the moment required. She was with us through every step of the process, from home tours and investment evaluations to budget planning, negotiations, and final inspections. Even after closing, Jess continued to support us by helping outline the key improvements needed to turn the property into a top short-term rental destination. Jess is truly one of the best in her space, and she will absolutely be our go-to for future real estate investment opportunities.
Working with Jess was an absolute pleasure from start to finish. She was knowledgeable, responsive, and always had our best interests in mind throughout the entire home-buying process. She made what could have been a stressful experience feel smooth and manageable, answering every question we had and guiding us through each step with patience and professionalism. We never felt pressured, and it was clear that she genuinely cared about helping us find the right property. Thanks to Jess, we found The Wildwood Den, and we couldn't be happier with our purchase. If you're looking for a realtor who is honest, hardworking, and truly committed to her clients, I can't recommend Jess highly enough.
Working with Candice and her crew to sell my home was the BEST decision and I cannot highly recommend her enough. Moving out of state, I needed boots on the ground and never had to worry that the crew at Lyv Realty wouldn’t be there to get things done. In Candice, you will not find a better combination of stellar expertise, diligence, and such a warm, wonderful personality. Much gratitude!
Stephanie at Liv Realtor is an upstanding and committed real estate agent. She helped create an stress-free environment while selling our three-family house. Stephanie was personable and stayed on top of any issues that arose throughout the process. We would highly recommend Stephanie as an agent. Melissa and John
