Ask around North Reading for a home inspector and one first name keeps coming up: Billy. William Cornell runs Cornell Home Inspection from North Reading, and by the company's own account he is a third-generation inspector, licensed since 2005, with more than 6,000 homes behind him. The site also says he serves as vice president of the Northern New England ASHI chapter. What buyers describe is less an inspection than a lesson. In a September 2025 review, a customer said he stepped into one closet and from that named the house's model and the company that built it. Others writing through 2024 and 2025 describe him starting outside, separating what needs attention now from what can wait, and explaining each system as he goes — one December 2024 buyer went through an 80-plus page report with him, question by question. Older houses are a recurring theme: a February 2025 client hired him for a historic home and singled out his knowledge of it. He also keeps answering after the invoice. A January 2025 buyer had unforeseen surgery on inspection day and kept the date to protect a tight closing; he came back a second time once she had recovered, re-walked the house and went through the report with her. Another that month said follow-up calls were returned immediately. The dissent is worth reading before booking. In August 2025 a homeowner wrote that a primary-residence inspection had missed problems that only surfaced later — two window faults among them, one that would not close once opened — and said working with other inspectors on later purchases revealed a quality gap. It is one voice against a dozen, but it is specific, it is about the core of the job, and a missed defect is the failure that costs money after closing. Ask what the report covers, how deficiencies are flagged, and what recourse exists if something is missed. One more thing to weigh: the most emphatic endorsement here comes from a real-estate agent of 27 years who says he is always their first call. That is a professional's judgment rather than a homebuyer's, and agents and inspectors work the same transactions. For a buyer facing an older or unusual house who wants to be walked through what they are actually buying, Cornell is a sensible call. Confirm the Massachusetts home inspector licence is current with the state, and agree the scope in writing, before the inspection date.
Had a great experience with Cornell Home Inspection buying my home. Very detailed and thorough.
Wow is the only way to describe my experience with Cornell, specifically working with Billy. We walked in the house, he looked in one closet, and from that alone was able to tell us the exact model of house, and the construction company that built it. I cannot emphasize enough the expertise, knowledge, and professionalism he carries. He went above and beyond answering questions, and teaching us how to manage the different systems we were going to inherit. Not only is he good at his job, but he’s also just a nice and friendly guy. Cornell Home Inspection has life long advocates and customers with us from here on out!
William is the REAL deal when it comes to home inspections — patient, thorough, and understanding. Owning a barbershop means I get to talk to all kinds of people, and I’m lucky to get the best referrals. That’s how I found William, and I’m glad I did. I’ll definitely do my part to spread the word!
It's been a while since I worked with Billy from Cornell Inspection for my primary home purchase, and unfortunately, the quality of work was really unacceptable. Over time, I discovered major issues that were not detected. After collaborating with other inspectors for different properties, I realized there was a significant quality gap. - Two issues with the windows were missed: one window cannot be closed once opened, and another screen window was falling apart. These are issues I could have negotiated for compensation from the seller during the purchase, but I ended up spending a considerable amount to fix them myself. - Billy texted my agent to request payment, but the link to download the report didn't work properly. After I paid and emailed him about the issue, I received no response. To this day, I still don't have the report in hand. Initially, I was impressed by his hospitality and warm attitude. However, I soon realized that the service I received was of poor quality and lacked care. It was a very disappointing experience.
We had a great experience working with Billy! We had a very informative and thorough walk together and great report for reference. He was easy to work with, flexible on scheduling and very knowledgeable on historic homes!
