East Coast Realty is a Boston agency built around the student-and-newcomer rental market — Allston, Brighton, the university corridor — and the praise in its reviews is almost entirely personal. Across 69 Google ratings averaging 4.7, the same agents come up again and again: Sylvia, Chloe, Debbie, Chris, John Chai. Renters moving from out of state describe video tours, late-evening application help and places found within a day or two. Then there is the other file, and it is specific enough to matter. In late June and early July 2025 four separate reviewers described the same shape of problem: a price that moved after the handshake. One said the broker fee jumped at the last minute and an apartment advertised at $3,000 became $3,300 after they had applied and driven three hours to see it. Another said they signed an application at $3,000 base rent and were told $3,300 right before moving in. A third said the price changed late on two different properties. A fourth, working against a housing-voucher deadline, said they were pushed to apply for a unit that was already too late, paid $3,500 up front without seeing it, were turned down, and were still trying to get the money back. A Boston University student had written the same complaint back in February 2021, about rent-free months that shrank as the lease was being signed. Separately, in February 2024 the firm was one of several Boston brokers named in a civil lawsuit alleging discrimination against renters holding housing vouchers, filed after a sting operation. The suit names many companies; nothing in it is a finding against this one. None of that shows up in the past six months — the fourteen most recent reviews carry no negatives. But the fix is the same either way: before you pay anything, get the rent, the broker fee, any free-month concession and the refund terms in one written document, and check that the number on the application matches the number on the lease.
“I used east coast realty and tbh they suck. First my agent told me the apartment was 2 months rent free and deposit was 1 months rent+rent for last month. Later on they told me the apartment was 1.5 month rent free since the lease starts mid august. Halfway though signing the lease they told me I have to pay first month rent as well even though my first 1.5 months was rent free.”
