Fourteen hundred Google ratings and a 5.0 average — that is the first thing to know about EDGE Realty Advisors, and it cuts both ways. EDGE works out of Soldiers Field Road in Brighton, and what it plainly does most of is put renters into apartments around Boston and Brighton, fast. Its Massachusetts real estate broker licence is active. The reviews are about people, not properties. The same agents come up over and over — Denis Barbosa, Jayne, Orysya, Nick Maloney, Elizabeth Pimlott — and the recurring specifics are speed and access. One renter this summer said Denis answered a question about a single apartment with three comparable listings, toured all three, and got them settled within a week after a month of getting nowhere alone. Another said Nick Maloney walked them through seven apartments in one day. A third, hunting for weeks across several brokers, said Denis found the place in two. 145 reviews landed in the last six months, none of them negative. That uniformity is also what has made outsiders uneasy, and they have said so publicly. In a 2024 r/bostonhousing thread, a poster wrote that 1,100 Google reviews at a 5.0 rating is "pretty much impossible" and added that they had been asked for credit card and social security details; a commenter in the same thread said the reviews "do seem way too good to be true" and linked an older thread asking whether the company was a scam. Back in 2020, another Boston renter called the ratings "very suspicious." None of those posters describe bad service — they are strangers looking at the same numbers and doubting them. Read it as a reason to verify, not as a verdict. One complaint does carry specifics. In a September 2025 review, a renter said the broker promised early keys if the current tenants left early, then — after the broker fee was paid — said the building manager would not allow it, and then said the tenants were not leaving early at all, which the renter said contradicted what those tenants had told them directly. On a Boston rental deadline, EDGE moves quickly, and the agents named above are why people keep saying so. Ask which agent you'll be assigned. Get any promise about move-in dates or fee waivers in writing before you pay a broker fee. And ask exactly what each piece of personal information on the application is used for before you hand it over.
