Edit. It was not "2 months after moving in", we have not been in the house 2 months. It was less than a week after moving in when we were cleaning the tub. The assertion that we used bleach is also made up by the owner to cover their incompetence. Their inspector was the one who suggested we clean with bleach, but we never go that far because the tub was leaking as soon as we filled it and ran it.

Finally, they are also refusing to provide the license number for their inspector to avoid us filing a complaint with the licensing board. Shady shady shady.

These hacks are in tight with the realtors (check their site) and are looking to push through inspections with as few findings as possible to collect their fee. Find yourself a better inspector, you will regret going with these hacks and they take no professional responsibility. They sent an employee who was in a rush to deal with personal circumstances and missed several things. The major one being the tub which we cannot find someone to repair.

They have offered zero solution, only deflected responsibility and sent a google search of local plumbers, many of whom I had already contacted.

Editing the review to share an update. Contrary to what the company has responded I have received ZERO follow up emails. They were dismissive during our call stating it was not leaking during the inspection despite admitting they only filled it and immediately drained it. The inspection needed to notice the leak would not be “invasive” as the underside of the tub where the leak is occurring is unobstructed and easily visible without removing anything. 10 minutes of running the tub would have produced the same result I unfortunately found after moving in.

Their incompetence is leading to a repair that I can’t even find a contractor to touch that could have been negotiated at the sale if their inspector was not incompetent. They do the bare minimum, and leave their clients exposed. Do not take on the largest purchase of your life trusting these people.

You asked what you could do to “make it right” when we spoke. Find someone to fix the issue and cover the cost. Because had your inspector done their job I would have walked away from the house if their seller did not fix it.

Spent less than 2 hours on a 3,300 sqft house. I had to point out half of the issues myself. Was told the tub in the master was working well, and just needed to be cleaned.

After moving in I ran the tub and found a leak in the first 10 minutes causing a water spot in our dining room below. This could have been easily found, there is an access gap through the closet behind it where I could see the water coming out.

Save yourself the headache and find someone else. Hawkeye is not thorough for the price they charge. The inspector seemed more preoccupied with getting out of there to start his weekend.
