Jacob Realty is a Newbury Street office built around Boston apartment leasing at volume — the company describes itself as part of Boston's largest apartment leasing team, and its Google page holds a 4.8 average across 357 ratings. The firm says it has been at this for about 17 years; its BBB profile dates the business to 2007 and lists CEO Demetrios Salpoglou at the helm, with the office sitting inside the Boston Pads network alongside related firms NextGen Realty, Boardwalk Properties, and Douglas Paul Real Estate. Rentals are the engine, but the company also markets investment sales, residential and commercial sales, portfolio leasing, and 1031-exchange work across the Boston area. Its BBB rating is an A+, with accreditation going back to 2008, and it's listed as a Boston Chamber of Commerce member. The pattern in the review history is that people rate their agent, not the office: reviewers name individual agents — Kristian Kotov and Yana Andreeva come up repeatedly — for quick responses and steady communication. That held this summer, when a renter described Kotov providing updates through every step of a lease application. The history runs deep, with dozens of reviews spread across a five-year stretch and several sites. The read is not uniform across sites, though. A Yelp snapshot shows a 2.5 average over 56 reviews, and the complaints that do surface follow two threads: money mechanics — renters describing unclear timelines for move-in payments and broker fees, including a billing error that was only fixed after the renter pushed back — and persistence, with non-clients complaining about unsolicited marketing texts and inconsiderate apartment showings. For a Boston apartment search, the agent-level praise is consistent enough to take seriously — but ask who you'll actually be working with, because the experience tracks the individual agent. Before applying, get the full move-in cost breakdown — first, last, security, and broker fee — with due dates in writing, and confirm how your contact information will be used.

Kristian Kotov was communicative throughout the lease application process and always provided updates as soon as they became available. The strong ratings for Jacob Realty, along with positive recommendations, convinced me to reach out and move forward. His responsiveness helped seal the deal. Many thanks.

Working with Kenny Rama from Jacob Realty was a very smooth process beginning to end. He was very thoughtful in curating options that met the specifics I had discussed with him He takes his time to answer questions and knows the city of Boston intimately. His patience and reassurance helped me land the apartment I was looking for. I highly recommend working with Kenny. His straightforward communication and customer service were top notch.

I am not a client of Jacob Realty but they are showing my apartment currently. They tour my apartment multiple times a week. Late hours, no consideration, and rude texts.

I work with Muhammed Yildiz who has been very friendly and helpful throughout the process. I appreciated that the beginning of the process moved quickly and was straightforward. However, after the initial apartment approval took place, we were given an unclear timeline and misinformed about getting a payment plan. I think that if the entire process had included clearer communication and expectations I would be more inclined to work with them again.
