Oil, heating and plumbing from one company: a 2025 customer with a small apartment building in Bellows Falls said they use James for all three. That 2025 customer said the company repaired a boiler from the 50's so the tenants could be hooked up with minisplits, replaced 2 water heaters, and sent a gentleman to help at 1130 pm one night. On its BBB page, where it holds an A+ grade, the company describes installing and servicing heating oil and propane equipment, boilers, furnaces and stoves, plus plumbing and retail oil and propane deliveries. Its own website says it has been in business for 50 years. On Google it averages 4.7 stars from 31 ratings. A 2024 customer of more than 25 years said that when they had to replace a furnace, the company carried them until they got a bank loan. In a 2022 review, a customer said Tony James insisted on getting their interior toilet hooked up temporarily while the family had been using a pot-a-toilet. A 2025 customer said a technician named James assessed a rental property, checked twice, and gave advice on what to do if they ever smelled a gas leak. A 2021 customer said they were at a rental property within an hour of the call.
We own a small apartment building in Bellows Falls and James has been our go-to for every need. We use them for our oil, heating, and plumbing and they are always prompt and very respectful. As a property manager I know I can always count on them if an emergency arises. They have repaired an ancient boiler from the 50's so we could get our tenants hooked up with minisplits. They replaced 2 water heaters when we decommissioned the boiler and the other water heater leaked. Now they are fixing a leaky tub that has old fixtures. They have always been prompt and reliable with any service. We had a gentleman help us at 1130 pm one night. Best company around and will always have our business. This was all with in the last year as well. They are amazing. 10/10 would recommend.
I’m truly appreciative of the technician James coming out to assess my rental property. He was very kind and helpful with assessing the property. Even checked twice when I explained the situation. Gave me advice on what I should do if I ever thought I smelled a gas leak. I highly recommend James Plumbing and Heating.

Thru the 25+ years we have been a customer we had had lean times . Even had to replace a furnace..they carried us until we got a bank loan...BUT would have let us make monthly payments if we didn't. The LAST 3 YEARS WERE/ARE HARD. THEY RESPECT US ENOUGH TO KNOW A HAND SHAKE IS OUR BOND. IN A WEEK WE PAY THEM. Good company . GOOD PEOPLE.
