Sunrise Home Inspection LLC

I would not recommend Sunrise Home Inspection or Dwayne Berry based on our experience. Our home inspection was performed on July 29, 2026, after they were recommended to us by our buyer’s agent. During the walkthrough, there was a very strong odor in the house that smelled like a gas and I told him about my concern. We specifically brought the smell to the attention of Dwayne Berry and the real estate agents, and we were told it was likely the sellers’ kids’ dirty sports bags. After closing, we had a professional investigate the issue and found that the odor was actually related to a problem with the gas fireplace. What concerns me most is that the smell was clearly present before closing, we specifically brought it up, and instead of being properly investigated, it was dismissed. It makes us question whether the seriousness of the issue was being overlooked or downplayed. I understand that gas fireplace testing may be outside the standard scope of a home inspection. However, when a strong, unusual odor is specifically brought to an inspector’s attention, I believe it should be taken seriously and recommended for further investigation. We relied on this inspection when purchasing a $1.3M+ home, and we are extremely disappointed with how this situation was handled.

Kevin provided an extremely thorough inspection and report. I was able to be there for some of the inspection and he made sure to point things out and clearly explain them to me. He explained the well system and how we need to maintain it so we were fully educated on what we were buying.
