Advantage Property Management is an Amesbury-based company that manages residential rentals and condominium associations, and also handles tenant placement. Its own site says it has operated since 2001 and offers full-service management, including rent collection, maintenance coordination, inspections, leasing, and HOA administration. The customer history is sharply mixed but predominantly negative. Several 2022–2024 reviewers describe delayed or unanswered communication, difficulty obtaining applications, unresolved security deposits, and disputes over maintenance responsibilities. One 2024 reviewer praised Keeley Grover for being responsive and professional, while a 2022 Reading homeowner praised Justin for a smooth transition, timely quotes, and ongoing availability. Before hiring, ask who will be your day-to-day contact, how quickly maintenance and tenant messages are answered, how emergency repairs and owner approvals work, and what the agreement says about inspections, fees, and security deposits. If you are evaluating HOA management, request recent references from a board with a similar property and clarify how project coordination and owner communication are handled. Advantage may suit owners who want a broad management service spanning leasing, accounting, maintenance coordination, and condominium administration. The written review history is small and mostly older, so confirm current staffing, response expectations, fee schedules, and the exact services included in the contract.
Communication is horrendous. The only energy they put towards my association is trying to figure out how the tremendous amount of maintenance work as a result from sheer neglect is the OWNERS responsibility, instead of their own so they don’t have to pay for it. I work FULL time and I will receive emails TWO days before some random contractor needs access to the INSIDE of my condo, and (since I lock my front door like a normal person) when I reach out to try and figure out a better time and date when I will be present, I am almost completely ignored. If your HOA hires this company, I’m so sorry for the future headaches they will cause you.
I'm a mortgage loan officer and am working with a condo buyer who is currently in the process of purchasing a condo in a development managed by Advantage Property Management. I've been in the mortgage industry for over 28 years and have dealt with many property managers, condo associations, etc. I have to be honest in that I cringe each time I have to track down a condo questionnaire and/or other basic info required for a buyer's loan approval because many of my past experiences dealing with property managers and condo associations have been unpleasant, to put it kindly. It's normally a ton of chasing with numerous phone calls made and emails sent with no reply. Not only this but the fees that many of these property managers and associations are charging these days are bordering on criminal. To my delight, I dealt with Keeley at Advantage for this transaction and couldn't be happier. Keeley was prompt, courteous and professional in all my dealings with her. The fee charged for the condo questionnaire was quite reasonable and the turnaround was very quick. I can only hope that my future experiences with property managers and condo associations will be as pleasant as this one. Thank you, Keeley, for making this as stress free as possible!
BEWARE - unprofessional, unresponsive. They've been or property manager for a few years I would NEVER recommend them.
Chris will ignore you for 6 months then email you and expect you to drop everything you are doing to immediately cater to his needs on a Friday afternoon. Rude, grotesque, bullying behavior. Worst condo management company on earth.
I was skeptical at first because of the bad reviews listed here. However, my experience so far has been excellent. Keeley Grover, the agent I worked with, could not have been better. She has been professional and quick to respond to all our questions. I think the reviews on here are largely outdated. The company seems to have improved-I have not had any of the issues mentioned in the other reviews. All I can say is if you work with Keeley, you'll have a positive experience. She's flexible, accommodating, and professional. The company definitely made a good decision in hiring her.
