NextGen Property Management is based at 21 Water Street in Amesbury and presents itself as a residential and commercial property management company serving condominium owners, boards, and property owners. The company says it handles property management, consulting, maintenance services, real-estate transitions, and supervision of complex building projects. Its site identifies Ken Foley as owner and says its founder began in Boston property-management accounting in the 1980s. The strongest current signal is the company’s own description of work with condo associations, including vendor coordination, financial administration, transitions, and large-project supervision. Its website testimonials describe help with loans, architects, engineers, construction coordination, budgets, and contractor selection, but these are self-published testimonials rather than independent reviews. Independent customer feedback is sharply negative. Google lists 1.9 stars from 22 ratings, and the 15 available written reviews from 2022 through 2026 repeatedly describe unanswered calls and emails, unresolved maintenance or financial issues, disputed fees, delayed repairs, and concerns about building administration. One 2022 review from a Rowley condo president praises Ken and his crew, creating a clear conflict with the much larger set of negative reviews. If you are considering NextGen for an association or property, ask for current client references, response-time expectations, repair escalation procedures, fee schedules, vendor-payment controls, and the scope of financial reporting. The business may fit an owner or board seeking hands-on association management and complex project coordination, but the recent communication and administration complaints make those safeguards important to confirm before signing.
Worst property management company I've ever dealt with! NO communication. Problems don't get resolved. I'm so disgusted with Ken and his lack of management skills. Big waste of time and money. Any other company has to be better than this one.
No response from emails, charging extra fees without explanation, changed locks on the building and charged $50 for a new key. Will be lodging complaints to BBB and the State. I am done trying to contact you. You don't respond. I haven't even received my statement this month (due on the 1st) and it is June 11th. This is way passed contacting you. I have not had any results since I've been dealing with you since Dec 2023.
I am speaking as a current board member of my association, which is now working with a new management company. I used to be a quiet, hands-off owner in my condominium, like most others. That changed after a water leak in my unit. At the time, this company was managing our HOA, and I turned to them for help. Instead of providing support, they began harassing me when I asked questions about how the issue would be resolved. The former board president (Don Delory — see his overly flattering review below) even sent me a lawyer’s letter in an attempt to silence me for asking too many questions about NextGen operations. However, Don and Ken underestimated me — they picked the wrong person to try and intimidate, and it backfired on them in a big way. That experience convinced me that this company was not fit to manage our association. I made a promise to myself that I would remove them from my association. I played a critical role in firing this company due to their sloppy management. Frankly, I don’t know how they are still in business after such poor performance. If anyone else is struggling with this company and wants to know how to remove them, feel free to reach out to me through social media (search my name, Syed Azhar, on Google and connect with me on LinkedIn or Facebook). I’ll gladly share guidance on how I did it. Also, if you’d like more insight into their practices, I recommend reading the review from ‘Cammi P.’ on Yelp. The Don and Ken duo exploited the association to the fullest and drove it to its knees. Don sold his units once he realized he could no longer withstand my activism. The management of this company is dishonest, manipulative, and operates like outright bullies who have no problem lying to owners.
I'm only placing five stars hoping that more people will read the review. This property management group is probably the worst I've experienced in the last four Management groups that we have had experience with. I can't even elaborate on most of the stuff that went wrong with this company from the lack of communication between interdepartments to the incompetence of the financial Management, not paying vendors for months showing in The ledger all was well forgetting to pay the primary building insurance to the point where we became canceled, literally bringing us on the verge of bankruptcy. Do not hire this group! Again, what I'm describing is literally the tip of the iceberg with this guy ken.
Stay away....far, far away. This "management" company is trash. They don't return phone calls, never mind solve problems. We have a trash issue that is not going away and nothing is being done about it. There's a shady board that wasn't elected making decisions that appears to be a conflict of interest and instead of solving that problem, they threw a lawyer at us and "assigned" board members. They increased our condo fee nearly 20%, but no improvements. Not one. I asked if they could help with a heating issue in my home, which previous management teams has no problem doing - they said no, gave me a number and their excuse was that the last management group did a bad job. So that means you do NO job? I've been in my townhouse for 20 years and there has certainly been some ups and downs and I had high hopes after the initial meeting with this management company. It appears it was all just fluffy talk, no action. We have a 120 units in the complex, and NO maintenance staff to handle issues. They are not organized, not helpful and way too shady for me. Can't get rid of them soon enough. Also, the owner will respond to this review, but NOT my emails. So, take whatever that guy says with a grain of salt - he's not trustworthy.
