Engineered Foundation Technologies (EFT) is a Lowell-based geotechnical contractor built around one problem: buildings settling on bad soil. The work centers on deep foundation techniques — helical piles, push piles, drilled micropiles, and pit underpinning — plus polymer grouting methods like slabjacking, void filling, and compaction grouting, used to lift sunken slabs and stabilize settling foundations. The company says it was founded in 2006 by a licensed engineer with a background in geotechnical design and construction, and describes itself as a regional slabjacking provider reaching into New England and New York. On Google, EFT has collected a dozen ratings averaging 4.7, with an overwhelmingly positive tone. The visible activity clusters in 2021 through 2023, though, and nothing fresher has turned up since — the historical read is strong, but the recent one is thin. Independent mentions on LinkedIn, TheBlueBook, and LeadIQ describe the company the same way its own site does: a specialty geotechnical and foundation-repair contractor serving homeowners, commercial, and industrial clients across New England, which at least keeps the picture consistent across sources. Review activity going quiet since 2023 is worth keeping in mind, and much of what turns up elsewhere online is identity confirmation rather than firsthand accounts — one directory listing for the business shows zero reviews of its own. EFT's stated focus is engineering-grade foundation repair rather than general contracting, so it's the relevant call for an actual structural issue — a sinking slab, a settling foundation, poor soil under a planned build — more than routine cosmetic basement work. For that kind of job, an engineer-founded, geotechnically-focused shop with ties to the American Society of Civil Engineers and the American Welding Society is a reasonable one to call. Given how limited the visible track record is beyond Google, ask for a couple of recent references before committing to a job of this scope.

We called EFT to look at a joist issue in our basement. They came the same day we called, were extremely knowledgeable and friendly. Unfortunately, our problem was not their specialty but they even offered to see if they could find us another contractor or someone who could help. Highly recommend calling EFT!

I used EFT to lift my concrete patio around my pool. Rich and Steve were excellent to work with!

I would highly recommend working with EFT for foundation-related issues. Rich Porter and Steve helped us with what seemed like a slight foundation settling on one side of our home. Each of them stopped by to do a careful assessment, advised us, answered my many questions patiently and politely, and worked around our schedule to get the job done. Filing the gaps underneath the floor in a large (250-300sq ft) room and raising the floor slightly (where needed) to even it out, took a few hours and a few thousand $. Their expertise and professionalism are much appreciated.

Rich and Steve are world class. Responsive, knowledgeable, and provide quality work. They were able to raise my sinking concrete pad to an almost perfect level like when it was poured 35+ years ago. They treated me and my property with respect and managed my expectations so I knew the potential outcomes. Very satisfied and will be sending more work their way when my real estate clients need this type of work.
