Engineered Foundation Technologies is a Lowell geotechnical contractor founded in 2006 by a licensed engineer with a background in geotechnical design, and its niche shows in its reviews: not routine foundation patching, but engineered fixes for settling and sinking. Its five Google reviews, all from 2021 to 2023, describe the same two names — Rich Porter and Steve — handling jobs like lifting a sinking concrete patio back to level after more than three decades, in a 2022 review, and filling gaps beneath a 250-300 sq ft room to even out a slightly settling foundation, a job that took a few hours and a few thousand dollars, in a 2022 review. One reviewer called EFT out for a basement joist issue that turned out to be outside its specialty; rather than take the job anyway, the company offered to help find another contractor, in a 2023 review. The company's own site describes broader capabilities — helical piles, push piles, drilled micropiles, and polymer grouting/slabjacking across New England — that the review record doesn't yet independently confirm. With only five reviews on file, this is a thin but clean record; ask for references on a job closer to your own scope before committing.
We called EFT to look at a joist issue in our basement. They came the same day we called, were extremely knowledgeable and friendly. Unfortunately, our problem was not their specialty but they even offered to see if they could find us another contractor or someone who could help. Highly recommend calling EFT!
I used EFT to lift my concrete patio around my pool. Rich and Steve were excellent to work with!
I would highly recommend working with EFT for foundation-related issues. Rich Porter and Steve helped us with what seemed like a slight foundation settling on one side of our home. Each of them stopped by to do a careful assessment, advised us, answered my many questions patiently and politely, and worked around our schedule to get the job done. Filing the gaps underneath the floor in a large (250-300sq ft) room and raising the floor slightly (where needed) to even it out, took a few hours and a few thousand $. Their expertise and professionalism are much appreciated.
Rich and Steve are world class. Responsive, knowledgeable, and provide quality work. They were able to raise my sinking concrete pad to an almost perfect level like when it was poured 35+ years ago. They treated me and my property with respect and managed my expectations so I knew the potential outcomes. Very satisfied and will be sending more work their way when my real estate clients need this type of work.
Rich and the team were knowledgeable, honest and responsive.
