Gilmore Building Company works out of the 1860s Old Town House on Grafton Common and builds and remodels houses across Central and Eastern Massachusetts and Boston's MetroWest. Eric L. Gilmore founded it in 2005 and still runs it as president; the company describes itself as family-owned with a staff of eight, and its calling card is the "New Old Home" — a house that reads as 18th- or 19th-century New England from the curb but is built with SIPs, precast foundations, heat pumps and net-zero detailing inside. Its Massachusetts home improvement contractor registration, #146952, is verified as active against the state register under the company's own name. The homeowner accounts are consistent about what the firm is good at. In a January 2026 review a couple who hired it for a new custom build credited it with plot planning and Conservation Commission work before design even started, then with project management that handled the day-to-day coordination for them. A 2025 client building an EnergyStar home wrote that every subcontractor on the job held the same integrity and work ethic. In a November 2021 review, owners of an 1895 Victorian described a down-to-the-studs kitchen, pantry, hallway and mudroom remodel and named the whole cast — Eric, designer Julie, supervisor Lou, project manager Ernie — as the reason it landed. A June 2021 client whose detached three-car garage went up with "little to no down days" singled out Lou for keeping subcontractors on schedule and answering questions quickly. Older accounts run the same way: a 2020 farmhouse kitchen and mudroom renovation involving rotten support beams and chimney demolition, and a 2020 retirement home whose owner had interviewed fifteen other builders first. Two things are worth raising. The written record is essentially one platform — thirteen Houzz reviews, all five stars, with nothing on BuildZoom and no BBB rating at all — so there is no second-source check on it. And the praise is not unqualified: the 2026 reviewer noted that finishes chosen early were discontinued during the long lead time and asked for more clarity on what the design consultant costs and does, while a 2020 client's eight-month project slipped several times, though she credited the firm with explaining why each time. This is a fit for a custom build, an addition, an ADU or a historically sympathetic whole-house remodel in the Grafton-to-MetroWest corridor, at the $250,000-to-$2-million range the firm itself publishes. Ask up front how design fees are structured and how they handle long-lead finish selections.
“Might try Gilmore home builders. They’re thing is kind off older American style homes. Pretty sure they do renovations. I know Woodside development has done some renos on earlier period homes. I don’t know what you budget is, but if it’s deeper, FH Perry would be good”
Five stars for Gilmore Builders. We hired them for a new custom home build, and the experience proved that you get what you pay for: high-quality detail, superior energy efficiency, and a home built to last. They were critical right from the start, helping us with plot planning and navigating the Environmental and Conservation Commission to maximize the value of our land. Once we moved into the house design phase, the process was very interactive. We explored different layouts and iterated on designs to ensure we incorporated all our "wants." This collaborative approach resulted in a layout that is both functional and beautiful—the vaulted ceiling in the great room, for example, really hit the nail on the head. Once construction started, the value of their project management became clear. They handled all the coordination and day-to-day details so that we didn't have to take time to do it ourselves. It made for a much smoother experience. On the administrative side, the planning was excellent. We selected finishes like tile and flooring early to give the build team a "runway," which helped the schedule immensely. The only downside was that a few items were discontinued during that long lead time, which was a disappointment, though it worked out in the end. We also appreciated the design consulting to bounce ideas off of, though a bit more clarity on the costs and role of the designer would have been an improvement. Ultimately, if you want a team that can handle everything from complex site planning to high-end custom features, Gilmore Builders is the right choice.
Building your dream home after a lifetime of hard work, saving, and sacrifice is both stressful and very exciting. Finding the right builder is crucial—a team that works seamlessly with you and always prioritizes your best interests. This is our experience with Gilmore Building Company, Inc. The entire team, from the owner to the project manager, site manager, and office staff, has been wonderful to work with. No matter how small or large the question or request, they handle it with expertise, experience, and respect. Our goal is to construct an EnergyStar home that is both efficient and sound, and Gilmore Building Co. not only shares our enthusiasm for achieving this but is making it a reality. Their craftsmanship is exceptional; no detail is overlooked, and every subcontractor involved in the project maintains the same integrity and work ethic. We found Gilmore Building Co. after a few missteps in the project, and we often wish we had found them sooner.
We wholeheartedly recommend Gilmore Building Company (GBCo). During 2020 they conducted a complete remodel of the kitchen, pantry, a hallway, and mudroom in our 1895 Victorian home. What was there was outdated by many decades, and the demolition involved taking most of the rooms down to the studs. We ended up with an absolutely beautiful as well as highly functional space that we enjoy and appreciate every day. GBCo is known for building new homes that echo traditional New England styles. In our case, the remodeling resulted in a completely up-to-date kitchen that in many ways stays true to the feel, architecture, and materials of a Victorian house. There are two key qualities that make GBCo excellent in our experience: 1) They are committed to designing and completing a project that matches your hopes and expectations. We met with several builders and remodeling companies. Eric, the owner of GBCo, stood out by carefully listening to our ideas. In turn, his extensive engineering background and love for old New England homes led him to propose an ingenious reconfiguration of the space to meet our goals. Julie, the designer, drew up a plan and carefully consulted us with us about materials, and her plan guided the entire execution of the project. We were pleased to find that GBCo does not just rush to finish a job. We had weekly meetings with the multitalented project supervisor, Lou, and the unflappable project manager, Ernie, to confer and calibrate. Our expectations for the project were high: We are detail-oriented and care a lot about the historic value of the house. From start to finish, it became clear that Eric, Julie, Lou, and Ernie were committed to matching or exceeding our hopes and expectations. 2) Not only is everyone who works with GBCo professional, they are also very personable. GBCo has long-term relations with a list of subcontractors. Everyone shows up on time, cleans up every day, comes back to correct any issue as needed, and cares about the quality of their work. While we did not speak with every subcontractor, we did find that those whom we met were just plain nice. We always had the sense that Eric is honest with and considerate of his clients, and that seems to be an approach that characterizes everyone he employs. In sum, we enthusiastically recommend Gilmore Building Company for any home remodeling and construction job.
Gilmore Building Co. (GBC) recently completed our detached 3 car garage with future build-out loft space. The entire team at GBC completed the project in a very timely manner with a high level of accuracy and attention to detail. GBC and their subcontractors were professional and a pleasure to work with throughout the entire project. From the beginning, Eric and Lou helped us transform the original design plans into a more cost effective and energy efficient final design. From the first day of construction there were little to no "down days" with subcontractors arriving on time and working 5 days a week. Lou did an excellent job managing our project and he was flexible in scheduling on-site meetings and kept us informed throughout the entire project. He was very responsive when contacted for questions or concerns. He resolved many of the issues very quickly and professionally. Lou is a knowledgeable project manager and managed all the subcontractors very well. Overall, we were very pleased with the quality of construction and professionalism by the entire GBC team! I would not hesitate to recommend Gilmore Building Company to friends and family.
We live in an 1840 farmhouse and hired Eric to renovate a section of our home into our dream kitchen/mudroom. The work involved a ton of heavy lifting inside, outside, and under (rotten support beams), chimney demolition and a whole bunch of other things. Eric was able to manage all this while making our vision a reality. We are so thankful, and still love every inch of our renovated space!
