Two threads run through five years of reviews for Linda Hayes: she is the agent Swampscott and Marblehead families call when a parent's house has to be sold, and she arrives with a contractor list. In a December 2024 review, someone selling their mother's property said she interviewed several North Shore agents and chose Hayes for her ability to assemble a team to clean, fix, market and sell, and to produce an antique dealer, a plumber and packing help on request. A July 2025 client said the marketing strategy put the house under agreement in less than a week and credited staging advice and cosmetic updates ahead of listing. A 2023 reviewer selling from overseas said pricing and marketing produced more than three offers in the first two days and a sale over asking, with the closing negotiated around their time zone. Another 2023 seller had an in-depth market analysis behind the list price on a North Reading condo and said the number proved right. Buyers describe patience over long searches. A January 2026 first-time buyer moving to the North Shore valued the neighbourhood-level detail and said she had a "person" for everything — inspector, attorney, contractor — and could produce them fast at time-sensitive moments. A 2021 buyer noted more than a year of showings without complaint. The one dissenting voice is worth knowing about. In December 2025 a Google reviewer who was inquiring about a listing — not a client — rated her one star and called her rude and dismissive. It is the only negative comment in five years and gives no further detail. One review is from her own sister, who says so plainly, and another is written by a neighbour of the actual client rather than the client. Read both accordingly. This is the right call for a seller in Marblehead or Swampscott who needs the house prepared as well as listed, and for out-of-state or overseas sellers handling a family property remotely. Before signing, confirm her current Massachusetts real estate licence status with the state, and ask which of the vendors she recommends she has a financial relationship with.
