Linear Property Management managed condominium and homeowner associations out of Tyngsborough before the owner's retirement; its website now says the company is transitioning clients to other management firms. The Google reviews on file, running from 2022 through early 2026, are overwhelmingly negative — eight of nine are one star. Recurring themes across multiple years: work orders and maintenance requests going unanswered for weeks or longer, uneven enforcement of rules between residents, and slow or absent communication. One 2022 review described a foundation leak that went unaddressed for a couple of years despite repeated emails and a work order, even after an outside expert examined the property. A 2024 review said the company put up signage restricting EV charging spaces to non-electric vehicles at a Lowell building with eight charging stations. A February 2026 review from a self-described long-standing client described an unresolved dispute with the owner, Anita Chmilarski, calling the handling of it uncaring. One five-star review from late 2023 pushed back on the negative reviews as exaggerated after six years of experience with the company, but it stands alone against a larger and more detailed pattern of complaints spanning multiple properties and years. Given the company is winding down and transitioning clients, and the volume and consistency of maintenance and communication complaints in its written history, homeowners in an existing association with Linear should confirm the transition plan and their new manager directly rather than expect continued service.

Disappointing Experience--Zero Human Oversight and Uncaring Management We have been long-standing clients and homeowners, and our recent experience with Linear Property Management, specifically with Anita Chmilarski, the owner, has been deeply frustrating and disappointing. Our condo fee payment was missed due to us residing outside the U.S. and a lapse in our process. Despite our perfect payment history, the management followed a strict "by the book" process that completely lacked human oversight or judgment. The account was immediately forwarded to collections without any due diligence to check our file. The property manager, Eric, was corresponding with me frequently on an entirely separate matter (a significant basement leak), yet no simple courtesy email was sent to alert us to the outstanding balance. This was a missed opportunity to prevent a serious problem for a good client. Once the issue was discovered and the balance paid, Ms. Chmilarski refused to reduce even Linear Property Management's portion of the late fees. Furthermore, she completely refused my request for a brief phone conversation to discuss the situation and the underlying process failures. Her final response was dismissive, stating she "will not be calling on the matter as it is completed on our end." This entire experience demonstrates a severe over-reliance on automation and process with a total lack of empathy, people skills, and care for customers. We were treated solely as "Account Number xx," not as valued, long-standing clients. To make matters worse, despite the debt being cleared, my account remains blocked on the website, leaving me blind to my statements and unable to set up payments through their service. If you are looking for property management with professional courtesy and human judgment, I strongly advise you to look elsewhere.
The worst HOA management I have had to deal with. They do not follow their rules and regulations for all people the pick and choose who and what they can get away with. They never responded to anything within a timely manner. Getting anything repaired in the building was a nightmare. They had awful communication.
Horrible. They ignore work orders. Ignore email. Do not return phone calls. I could say a lot more but 1 star speaks for itself.
Dutton street lowell property. This place has four ChargePoint stations and potentially eight cars can be charging at the same time. Linear property management has spent a lot of money to put signs saying, "spaces can be used by non electric vehicles". Now, no ev car can be charged. Looks like they hate the guts of EV owners Instead they have to put signs saying EV charging vehicles only, others will be towed at owners expense. I was shocked to see such a property manager.
[this is a true and honest review response from a real consumer with a recent experience with “Linear Property”]. in a recent review, an individual or business tries to discourage some reviewers by attacking and discrediting their opinions and experiences. considering that a review based on a dissatisfied customer’s real experience is not "whining”, “review bombing”, or “personal grudge", reviewers with negative experiences should not be turned into targets. honest reviews matter and “The Consumer Review Fairness Act (CRFA) protects people’s ability to share their honest opinions about a business’s products, services, or conduct, in any forum…” (FTC - Federal Trade Commission – Protecting America’s Consumers).
