Frank Novak runs his own shop on Main Street in Haverhill, and his pitch leans on a second credential most agents don't carry: he says he is an appraiser as well as a broker, and that he once worked as a city property assessor. Valuation, in other words, is the angle. By his own account he has been a licensed broker for more than 40 years, listing everything from condos and capes to house lots and land across Greater Haverhill, the North Shore and southern New Hampshire. Those are the company's own claims, not something confirmed by a registry here. The public trail is unusually thin for four decades of work: a 5-star Google average built on three ratings, with a single written review, and that one dates back to 2022. Nothing negative surfaced either — there is simply very little posted. If pricing strategy is your main worry — a hard-to-comp property, an estate sale, land, a rehab — his appraisal background is the reason to call. Ask him to walk you through recent comparable sales he has handled in your town, and ask how many transactions he closed in the past year, since the online record won't tell you.
