Phil Burns sells houses in the Merrimack Valley, and the part of the job he puts front and centre is the first one: getting a first-time buyer through a purchase they have never done before. He works out of Berkshire Hathaway HomeServices Verani Realty's Methuen office at 251 Broadway, and his own page says he has been in real estate for more than 25 years. The geography he claims is tight and specific rather than "all of Massachusetts": Methuen, Lawrence, Dracut, North Andover, Andover, Boxford, Lowell and Tewksbury. That is a Merrimack Valley agent describing the towns he actually works, which is usually a better sign than a statewide list. The public track record is where a homeowner should slow down. His Google listing shows 4.8 from just four ratings — a number too small to carry much weight either way — and the written accounts on his public page date back to 2019, so nothing in them speaks to how he works today. Nobody has posted a substantive recent account of a transaction he handled. Worth knowing: he is an agent operating under a brokerage, not an independent brokerage himself, so the listing agreement, commission and any brokerage-level services come through Verani. He carries the REALTOR® designation, which is a trade-association membership he reports himself rather than a state credential; Massachusetts real-estate salespersons are licensed by the state Board of Registration, and that is the licence worth asking to see, along with his number. If you are buying your first home around Methuen, Lawrence or Lowell and want someone whose stated focus is exactly that, he is a reasonable person to interview. Ask for recent sales in your price band and town, the last few clients you can call, and his current state salesperson licence — the thin, dated public record means the reference calls do the work here that reviews normally would.
