Sherman Realty is a small real estate outfit working from a residential address on Ida Rd in Marblehead, and its public record splits sharply in two. On one side, four short positive reviews between October 2021 and October 2025. A September 2023 buyer named an agent, Liliya, and credited her communication through the purchase; an October 2025 client said the process was straightforward and that they saved money; an August 2022 buyer said the team kept them current on the market so they could time their purchase. On the other side are two accounts alleging financial harm, and they are far more specific than any of the praise. In an August 2023 one-star review, a seller of a condo in the Crown Point area of Swampscott wrote that they were, in their words, cheated out of $6,000 — describing a listing price raised to $415,000 with assurances about their net proceeds, and a lawyer introduced by the agent who they say passed them a contract containing an error. A separate two-star review from July 2023, written in Russian, says the writer was deceived out of $3,000 at this agency. Both are one-sided accounts and neither has been tested, but both name a specific sum and a specific transaction. Google's page averages 4.1 from eight ratings, and its written history runs 2021 to 2025 with nothing at all in the last six months. No Massachusetts real estate licence record surfaced for this business during the check, so the credential could not be confirmed in either direction. That combination — money complaints with figures attached, generic praise, and no confirmable licence — is a reason to slow down. If you approach them, ask which licensed agent and which brokerage will hold your listing, get the commission and net-proceeds figures in writing before signing, and use your own closing attorney rather than one the agent refers.
