A recent customer hired Fred Stinard for a crawl-space inspection at a Milford home to verify encapsulation work, paid $225 in cash, and says the written report never arrived. That customer says Fred stopped answering texts, and a certified demand letter went unanswered too. A 2024 customer said Fred inspected an antique colonial for them and encouraged them to follow along on inspection day. That 2024 customer said he combed through every room of the home inside and out, and called the report professionally done and highly detailed. A 2025 customer said Fred flagged the urgent things versus the longer-term repairs. A 2022 customer said the inspection report was backed up with pictures and video. In a 2022 review of a condo inspection, the customer said the report came back quickly. A 2021 customer said issues that later cropped up in the home had been caught in the inspection, so they had time to save for them. A 2021 Reddit commenter in r/newhaven called Fred Stinard helpful, patient and thorough. In a 2021 review, a reviewer wrote that the inspector "didn't finish the inspection because he had another job to go to" and then told the reviewer's client not to buy the house. Connecticut lists its home inspector licence, HOI.0000921, held by Alfred R Stinard, as inactive due to non-renewal of the credential.
“Fred Stinard was incredibly helpful to me. I found a recommendation for him on a reddit thread, and I'm very glad I did. He was helpful, patient, and thorough.”
On July 25, 2026, I hired Fred Stinard of Fred Stinard Inspections to perform a crawl-space inspection at my home in Milford, CT, to verify encapsulation work. I paid $225 in cash for the inspection. Mr. Stinard repeatedly told me that he would provide a written inspection report. I followed up with him multiple times, and each time I was led to believe that the report would be provided. Despite those repeated assurances, I never received the report. He ultimately stopped responding to my texts altogether. After being repeatedly ignored, I sent a certified written demand requesting the report. That letter also went unanswered. I also checked the Connecticut Department of Consumer Protection's licensing records and found that license number HOI.0000921 was not valid on the date of my inspection. As of the date of this review, the license still shows as invalid. This is extremely disappointing and unprofessional. I paid for an inspection and was repeatedly promised a written report, but received neither the report nor any meaningful communication afterward. The fact that I had to repeatedly chase a professional for something I had already paid for--and was ultimately ghosted--is unacceptable. I am posting this review so prospective customers can make an informed decision. I strongly recommend verifying the inspector's current Connecticut license status before hiring and getting all promised services and deliverables clearly documented in writing.
Fred was absolutely phenomenal. So easy to communicate with, thorough, did a great job flagging the urgent things vs. longer-term repairs. Strongly recommend!
Fred is experienced, meticulous, knowledgeable and thorough. He literally saved us from heartache and financial disaster. Highly recommended.
Fred was very knowledgeable, thorough, and able & willing to answer the questions we had regarding the house and process. Highly recommended.
If you are waffling between home inspectors this is your sign to choose Fred of Stinard Inspections. From the moment he answered the phone we knew we were in good hands. He spent a good deal of time on the phone with me answering my questions about his services, his processes, and the regulations for the state of Connecticut. His experience and knowledge is very vast and very deep and he's the kind of person you'd want on your team if you were buying your first home, a very complicated home, or if your child was buying their first home. In our case, Fred was inspecting an antique colonial for us that required a ton of attention and care, and Fred encouraged me to follow along with him on inspection day to learn about all the good, the bad, and the ugly about our potential new home. He is detail-oriented, he doesn't miss a beat, and he has the most phenomenal process for conducting his inspections. I especially appreciated how he combed through ever single room and facet of the home both inside and out to ensure nothing would be missed. Then there's the report--certainly Fred could charge double what he does just for the time he spends inspecting the home, but the report goes far and above what I could have expected. It is professionally done, highly-detailed, and if you do move forward with the purchase following inspections, Fred's report will serve as your how-to guide for keeping up with and taking care of your new home. I was over the moon with his service and very highly recommend you get Fred in your corner for one of the most important purchases of your life. Huge thanks to Fred for such incredibly good service and support!
