Watchman Waterproofing is a Pembroke basement and foundation specialist whose reputation is built on a specific, repeated story: showing up, finding the problem is smaller than feared, and saying so. Owner Tim O'Brien and his crew — reviewers name Victor, Paul, Amanda, Kevin, Shawn and Mike among others — hold a state-verified active Massachusetts home improvement contractor license, a BBB A+ grade, and strong marks across platforms: 4.7 stars from 87 Google reviews and 4.9 from 193 on Angi. The through-line across dozens of reviews is the sales pitch that isn't one. Homeowner after homeowner describes coming in expecting an expensive system and leaving with a dehumidifier recommendation, a gutter redirect, or no charge at all — a 2024 review described the company saving a customer roughly $22,000 by pointing out a hidden existing system, and a 2023 review described the owner declining payment outright for a home visit that turned up no waterproofing need. When they do take on a job, reviews from 2024 describe French drains, perimeter trench drains and sump pump upgrades completed on schedule with clean, professional crews, and one customer's 2024 review described seven years of reliable sump pump and dehumidifier support in a high-water-table home. The gap in the record sits on the back end. A recurring theme running from 2021 through early 2026 describes slow or absent follow-up when an already-installed system needs warranty service: a 2021 review described a five-day wait after a sump failure and no more 24-hour service; a 2022 review described a "lifetime warranty" downspout issue met with weeks of unanswered calls after a crew did half the job and never returned; and reviews from 2024 into mid-2025 described unreturned calls and emails, a flooded basement after storms despite warranty assurances, and no response on warranty work generally. Separately, a 2020 Angi review described poor communication and an unwillingness to accept responsibility for damages from a co-owner no longer with the company, and an April 2024 Angi review described a communication breakdown with the owner over a $15,000 job that another company later redid for less. The most recent negative review, from March 2026, credited the original interior system with eight trouble-free years but described an ongoing, unresolved problem with an exterior drainage line. For a first waterproofing job or an honest second opinion, Watchman's record is strong, and the habit of recommending the cheapest fix that works is unusual enough to be worth the call. Anyone relying on the "lifetime" warranty for emergency or follow-up service is better off asking directly, in writing, what response time to expect.
This is my second time using Watchman and it was another great experience. Victor built me a beautiful deck and I’ve already had compliments on his workmanship. I’m very pleased.
The team at Watchman Waterproofing is tremendous. They recently just completed some work for us. Tim, the owner, is as honest and a straight shooter as they come. Amanda is great in the office and a true face of the franchise. The team, led by Victor and supported by Alfredo, Paul, and Gio were detail oriented and respectful of our home during the project and did beautiful work. We will be using them again in the future. Thank you!
The owner came out to check out my basement, which had been getting water. He was so thorough and honest and ended up referring me to someone else bc it was a gutter problem. So refreshing to still meet, honest people these days.
This company was immediately responsive, very helpful and a pleasure to work with. From the front office to the job site, they were both knowledgeable and professional. I plan to use them moving forward and would highly recommend.
I recently contacted watchman waterproofing and was blown away by the level of customer service. The crew was incredibly attentive and made sure all my needs were met. Great Job, I highly recommend!
