Will Olsen works out of Haverhill under Coldwell Banker Realty, and his site says he is licensed in Massachusetts, New Hampshire and Florida, working with buyers, sellers and investors. Coldwell Banker named him in the top 2% of its agents worldwide in 2025, per his own site, after top-10% placements from 2021 through 2024. The listing-side work draws the most detailed praise. One seller this spring described him using his own contractor network to personally oversee the whole pre-sale preparation phase, then advising on pricing and marketing through a difficult closing. Another, selling a late mother's condo in Boston, said he connected her with contractors and pushed for cosmetic investment that landed the sale in her target range, and handled local errands she could not do from out of state. A third, settling an estate, said Olsen answered the first cold call himself, met at the unit, and came back with photos and a written market analysis. Buyers tell a quieter version of the same story. First-time buyers in July credited him with answering every question through the process, and a Rhode Island broker referred his own brother's Lowell condo purchase to Olsen, financing complications and all. He also does rental work: one landlord said Olsen filled a unit in a tough market, and a renter looking for pet-friendly housing was shown several options. The one sour note is recent and worth knowing about. In April, someone who inquired about a property Olsen had listed left a single star and described a rude response, saying they would not do business with him again. It is one comment against a decade of positive ones, and it is about a first contact rather than a completed transaction, but it is the only recent complaint and it is about tone on an inbound inquiry. He is a reasonable call if you are handling an estate sale, prepping a dated property for market, or buying for the first time and want someone who will pick up the phone and walk you through it. Since he holds licenses in three states, confirm which one covers your property, and ask directly what his pre-sale preparation involves and who pays for it.
