HomeAdvisor lists 11 years of experience, free estimates, and a family-owned business. The headline number is 4.9 from 73 ratings, 96% of them five stars. The written accounts behind it are thin and mostly old — ten of the twelve were posted between 2017 and 2020. Reviewers in that stretch kept praising the same things: a 2017 customer on their fourth inspection with Nick called him thorough and pleasant; a 2020 buyer described a roof and chimney filmed with a remote camera and the full report emailed inside 24 hours, while noting 3D "may be a little more expensive than others". A 2024 reviewer buying in Long Valley said Nick answered same-day and brought a radon, mold and sewer specialist along. Then the newest account breaks the pattern hard. In January 2026 a buyer wrote that the inspector arrived smelling of alcohol, that nobody answered the phone afterwards, and that after closing they found a third-floor tub never connected to a drain, a completely blocked second-floor tub, a leaking radiator valve and a leaking sewer Y. That is one voice against dozens of happy ones, and the owner's reported reply — that the company has a side business making wine — did not settle it. If you are weighing this inspector, the question to put to them directly is that January 2026 complaint: who will actually perform your inspection, and what happens if something is missed. Ask about price up front too — the 2020 review that liked the work best also said it cost more than the alternatives.

I hired this home inspector after putting an offer on a house. The home inspector shows up and begins the inspection. After some time I notice that the inspector is wreaking the smell of alcohol. Inspector concludes, creates reports and so forth. Owner of the inspection company asked me for a review so I brought all this to his attention including the fact that no one ever answers the phone when I call. Commenced with closing and moved in and found 1) 3fl tub was never connected to a drain after opening ceiling 2) 2nd floor tub doesn't drain, completely blocked 3) 3rd floor radiator valve leaking at valve. 4) 1st floor tub draining very slow but draining 5) The Y on sewer drain pipe leaking and lastly Found waste sitting idly in the sump not draining to outside to the sewer. It's my belief that this company was negligent and also I forgot to mention the owner's response to his guy coming in inebriated 8:00am in the morning was that they have a side business making wine SMH. I would highly recommend Nick at 3D Property Inspections to take care of any property inspections you may need. I'm in the process of buying a single family home in Long Valley, NJ & working on a tight schedule to get to closing on this house. Nick at 3D responded same-day to my request for a comprehensive inspection & got me on his schedule for a few days later. I bought my current NJ home 40+ years ago & that was a new build. The very lovely home I fell in love with in Long Valley is an older home & while it appears to be well maintained, I still wanted a thorough inspection. 3D Property Inspections should be your go to home inspectors whenever you are in need. We were buying a home and needed a Home Buyers Inspection and 3D was recommended buy our realtor. From the first phone call answered by Jill when calling for info, every question is answered and recommendation are given to make ensure you are getting what you are needed and nothing extra. Setting up of appointment and paperwork were taken cared of electronically - so no worries on any delays with that. All and every form of communication which was had, was handled in a prompt manner. Day of inspection, the inspector arrived on time and quickly started the inspection. He inspected everything which he could get access to in the entire house ( inside and out), including the roof and chimney - which he filmed with a remote video camera for any defects or discrepancies. While performing his duties, he also gave recommendations , operation and preventive maintenance tips on whatever item he was checking out. Within 24 hours we had a completed inspection report sent via email to review and decide what direction we wanted to go with the discrepancies that were found. To sum things up , yes - 3D Property Inspections may be a little more expensive than others - but as taught , you get what you pay for. You get a thorough professionally inspectioned home done by someone whom is highly experienced and knowledgeable - you may even get a few good and bad jokes during the process. You get an extremely detailed inspection report which states the system, whether it is in perfect condition or has issues, along with pictures of the discrepancies. He followed Covid 19 protocols as he did his inspections inside and outside of the house. You should have no doubts when you choose 3D for your inspection needs. No regrets at all.
