In a 2025 review, a homeowner described hiring Build Smart the previous fall, paying the crew once 98% of the work was done — "my mistake," they wrote — and then getting no answer to calls, emails or texts; they gave up and hired someone else to finish the job that spring. Reviews of this Chelsea company split about as hard as reviews can. Build Smart Masonry & Roofing works out of Grove Street in Chelsea, and its own site describes an insured, bonded, family-owned and locally owned outfit serving Boston and the surrounding area with masonry, roofing, foundation, chimney, patio, retaining-wall and basement work. The other side of the split is real too. A 2024 customer said the roofing job was fulfilled to the letter and that the pricing, deadlines and materials were open and honest throughout. Another 2024 homeowner had a basement foundation repaired and waterproofed and was walked through the job step by step. A third, also writing in 2024, said Peter listened to every concern and explained each stage, and that when the problem turned out bigger than expected his crew worked thoroughly and quickly. A 2024 Google reviewer who had dealt with Peter several times wrote that he tries to help in the most affordable way. Google tells the harder story: 3 stars across four ratings, and its two newest reviews are both 1 star — the abandoned job above, and a 2026 customer who wrote that the company charges full price and cuts corners. The Better Business Bureau grades Build Smart an F, with two complaints on file and no accreditation, and the Massachusetts registry shows the company's home improvement contractor registration, #209668, as expired. The profiles don't agree with each other, either. Angi and HomeAdvisor each show a 5.0 from six ratings and each lists 24 years of experience, while the BBB profile says three years in business. The 2024 accounts describe a crew that can do masonry, roof and foundation work and explain it as it goes. If you hire them, hire on those terms: confirm whether the state registration has been renewed and get the number, ask what the two BBB complaints involved, and write the completion terms and the final payment into the contract — the 2025 customer's trouble began after the last payment cleared.

Hired them last fall. Peter and his crew seemed nice. They did 98% of the work. I paid them (my mistake). And they disappeared. Wouldn't answer calls, emails, or txt. I finally gave up and hired someone else to fix/finish the job this spring. And I can see their work is already starting to fail, after one winter! I usually don't leave poor reviews. But hiring them has cost me extra time, money, and stress. And I may not be done paying for it yet. So frustrating!
