Caretaker Property Group

Caretaker Property Group is a one-person, sole-proprietor operation working out of 22 Melville Rd in South Yarmouth, on Cape Cod. Its BBB profile, opened in 2005, says the business started on 1 January 2002 and puts it at 24 years in business; BBB lists Ms. Anne Foxx as owner and holds it at an A+ grade, though it is not BBB accredited. The work it takes on is deliberately broad. Its own description covers caretaker and handyman services, landscaping and groundskeeping, janitorial and post-construction cleaning, stonework and landscape lighting, and on Angi it adds property supervision and selective demolition. In its own words, it "began several years ago as an all-encompassing handyman/landscaping/building maintenance service", basing the business on "quality workmanship, fair prices and open, honest communications". The homeowner accounts on file are real but dated — thirteen of them, running from November 2003 to August 2010, most naming a tradesman called Emil. They are strikingly consistent on responsiveness and small-job value: a July 2010 customer said he "called within a half hour of my inquiry", quoted, and then billed less than half the estimate; an April 2008 gutter customer said he cleared the downspouts and also checked and cleared the dry-sump overflow pipes "at no extra charge", and that heavy rain two days later drained properly for the first time in years; an August 2010 customer had ceilings, walls and woodwork washed in a bedroom and would hire him again. Two things are worth raising before you book. In December 2004 a customer said they were "provided an estimate of $200 and received bill for $418", with no notice that the job would run to more than twice the quote; and in August 2009 another said that after collecting further quotes, this one came in about $400 above the roughly $1,000 others were asking, though he could start sooner. Separately, the company's Angi and HomeAdvisor listings advertise it as a "Better Business Bureau Accredited Business" while BBB's own profile states plainly that it is not accredited — worth asking about directly. A plausible call for small Cape Cod handyman, gutter and grounds jobs where you want one person doing the work. Because the written accounts stop in 2010, ask for recent local references and get the scope and price in writing before the job starts.
