Coastline Inspections is a home inspection business in New Bedford, MA. A 2025 review named Mike Barcelos as its owner and said he responded to a voicemail within an hour, moved his schedule to fit the inspection in within 2 days, and looked over the house inside and out. A 2026 review from someone going through the process for the first time says Mike took his time and inspected and explained everything thoroughly. Another 2026 review calls the inspector patient and flexible with time accommodations. In a 2026 review written before spring, Mike sent sample inspection reports ahead of time, then called after the last Feb storm to say the inspection might be rescheduled so he would not have to skip areas because of snow coverage. On the day, he found serious issues related to the foundation and got into the crawl space to check out several structural issues. In a 2025 review, Mike was described as checking everything from the foundation to the roof, plumbing, electrical and appliances, and taking the time to explain what he was looking at. A different 2025 review said he handled a property with a slate roof and mixed commercial and residential use with no problem. Another from 2025 said to expect a "thorough, map-like report that blends maintenance tips with actionable insight." In a 2023 review, Mr. Barcelos found structural damage, fire violations, wiring violations, rot and extreme water damage on the outside of a house, and the person who hired him told him he didn't have to go any further. Payment terms are worth settling when booking. In a 2026 review, someone booking from out of state learned through the agreement the afternoon before the inspection that only cash and check were accepted. The inspector replied at 11pm EST the night before, offered Venmo, and said the owner would not do Zelle or allow a mailed check; that reviewer wrote that the terms should be disclosed at the time of scheduling.
Not happy- this company was disrespectful. Failing to disclose terms upfront- Inappropriate communication hours I made an appt a week out for an inspection on a new home purchase. Was informed through the agreement the afternoon BEFORE the appointment that only cash and check was accepted. I am out of state- and called and emailed the inspector immediately. Inspector gets back to me at 11pm EST/10pm CST the night BEFORE the inspection which was scheduled for 9:30am the next morning.He said they could do venmo (no good I do not have Venmo) - he said he didnt know any other options for me, that owner will not do Zelle, will not allow me to mail the check because they have had people not pay. In the end, I had to contact my realtor around 11:30pm to let him know not to show up early am to the inspection. Bottom line- it is more professional, and decent to disclose to people that cash and check is the only form of payment AT THE TIME the person is scheduling the appointment- NOT 12 hrs prior to the appointment. Which forces an unexpected hardship. Especially with me being out of state. Obviously I wouldnt of booked with them.
First time going thru this process, and we are SO happy we chose Coastline Inspections. Not only did Mike take his time, but he inspected and explained everything thoroughly. For any new home owners, let Mike be your peace of mind!! MORE THEN WORTH IT!!!

Very professional, detail oriented, and did a thorough inspection. Please get other quotes for inspectors because you will not find a better quality inspector nor will you find it at a better price... many inspection companies are charging $100 to $1,000 more that what Mike will charge for a similar inspection. I had the option of going with a prior inspection company that my husband and I had used for all of our previous inspections, but because I did not like the last inspection that was done by our prior inspection company, I called Mike at Coastline Inspections. He gave me detailed information of what he looks for over the phone and sent me some sample inspection reports. Then prior to the inspection date, he called me up after we had the last Feb storm (2 to 3 feet of snow in the area) and let me know what I might want to reschedule the inspection so that he would have the opportunity to do a full inspection on the property and not have to skip areas because of snow coverage (roof/foundation/etc). On the day of the inspection, Mike found some serious issues related to the foundation and other issues that we will be working w/ the seller on. He actually got into the crawl space to check out several structural issues. Mike is very detail oriented and keeps you updated as he works. My husband went along with him and I just did my own walk around and regularly checked in on them as the inspection proceeded. We both agree that we will be hiring Mike for any other property we purchase as I feel Mike is honest, down to earth, really cares about making sure the buyer gets a good property and knows what he/she is buying.
I have had many inspections on homes that I have bought over the years. I needed a quick inspection and did alot of research on google and saw that he had alot of excellent reviews. Mike Barcelos, the owner of Coastline Inspections, responded to my voicemail within an hour and even moved his schedule around to accommodate me within 2 days. He showed up on time and very thoroughly looked over the house inside and out and very carefully and professionally checked out every inch of the house. He had so much knowledge and experience on all the systems and building materials in the house. His experience having been a contractor and his passion to put 100% effort in the 3 hours he went through the house so carefully makes him stand out from all the inspectors I have used throughout the years. He is a very likeable guy and straight up and honest and I finally have found someone I can trust and feel confident that nothing is overlooked when I buy a home. I will make this easy for you if you need an inspector...Don't look any further. He's the best!!
