The name in the reviews changes partway through. Every account since 2021 credits Matt Mangano — James's son — and every one of them is positive; the sharp complaints all sit between 2013 and 2019 and name James. This is a spec home builder, not a repair outfit. BuildZoom's permit records show nine permitted projects, four of them in the last three years, and the pattern is teardown-and-rebuild: demolition permits at five separate Burlington addresses between 2021 and 2023, a $250,000 new single-family in Tewksbury, a $60,000 finished basement and a $75,000 Billerica renovation. James Mangano and Matthew Mangano are both listed as owners. The recent buyers are happy, and specifically about follow-through. A January 2023 buyer of a new North Reading house wrote that Matt "has absolutely fulfilled the one year warranty that came with the property" and was still speaking with him weekly six or seven months after closing. A November 2023 buyer thanked the company for the year-long warranty and named Fran for helping after move-in. A December 2021 customer said support continued well after the closing. One October 2022 buyer split the difference: the tile work was fine and Matt responsive, but the low-voltage wiring came in as RJ11 rather than RJ45. The other half of the record is not small. A 2015 reviewer wrote that the builder "did not install ice shield or black paper on roof, did not remove roof nails so roof tiles popped up" and "did not nail or screw hangers under farmers porch causing porch to almost collapse". A December 2019 account said he "Left fire hazards in the house and didn't tell us" and "Refused to fix his mistakes". An October 2019 buyer of a $250,000 colonial described poor building practices, landscaping that cost thousands to put right, late driveway paving, and prints that did not match the house as built. Back in 2013 another called the communication lacking. The most recent of those is six years old — but they describe roofing, structure and safety, the parts of a build nobody can inspect after the drywall goes up. On credentials, BuildZoom marks Massachusetts construction supervisor licence #CS-085652 verified active as of July 2026, and separately lists Home Improvement Contractor registration #192543 as inactive and, per Consumer Affairs, at one point cancelled. Those are the directory's records rather than checks we ran. Buying a finished Mangano house with the one-year warranty, the last five years read well. Commissioning a build, get an independent inspection at roof dry-in and at framing, ask for the current home improvement contractor registration number, and make the approved print set part of the contract.
We purchased our new home in Massachusetts in summer of 2022. The construction of the home is of such high quality. We see it and feel it, and so do professionals who home to service our home. We repeated receive comments about the quality of our home. The design, layout, and utilities are perfect, and were very thoughtfully designed. Have exclusively dealt with James's son Matt as we purchased a high end new property in North Reading, MA in June of 2022. Matt has been extremely responsive to all of our concerns with regards to the house and has absolutely fulfilled the one year warranty that came with the property. In fact, to this day (about 6-7 months in) Matt and I talk probably once a week as our house is one of a few properties that Mangano construction has built on this cul de sac. I have also heard only good things from the neighbors and we are very pleased that we found such a reputable contractor.
Spoke with Matt and he's been exceptional. He's been responsive and quick to act. Only issue is electric is questionable as RJ 11s were installed and no RJ45s. Tile work is great. And again, Matt is exceptional.
James and Matt did a wonderful job with our build. We primarily communicated with Matt and our needs were met every step of the way. I continue to get great support well after the closing!
