James W Mangano Construction is a Wilmington builder whose recent work is new-home construction and teardown-rebuild projects around Burlington and North Reading, with James and his son Matthew both named as owners on the company's BuildZoom profile. Buyers who closed on homes in 2021 and 2022 describe working mainly with Matt after the sale — one 2023 review credits him with honoring the one-year warranty and staying responsive to punch-list issues, and a 2021 buyer said support continued well after closing. Those accounts point to construction quality holding up: one 2023 review specifically called out the layout and build quality of a 2022 home. The written record isn't uniform, though. In a 2019 review, a customer described cut corners and a landscaping and driveway-paving job that had to be redone; in a 2015 review, another customer alleged safety issues including missing roof underlayment and unsecured porch hangers on a house Mangano built. Both are older, dated accounts worth asking about directly — specifically how staffing and oversight on a project have changed since. On the licensing side, the company's Massachusetts construction supervisor license (held by James W Mangano) is active, while its separate Massachusetts home improvement contractor registration — held by Matthew Mangano — has expired. BuildZoom shows nine permitted projects in the past several years, including a $250,000 new single-family build in Tewksbury and a $75,000 renovation in Billerica. For a new build, the newer reviews suggest a smoother experience with Matt handling follow-through; it's worth confirming licensing and getting the scope of work in writing before signing, given the older complaints.
We purchased our new home in Massachusetts in summer of 2022. The construction of the home is of such high quality. We see it and feel it, and so do professionals who home to service our home. We repeated receive comments about the quality of our home. The design, layout, and utilities are perfect, and were very thoughtfully designed. We also want to give a HUGE THANK YOU for the year-long home warranty granted with our purchase. Fran and others were so quick to help us - providing advice, showing us how to work things, etc. FIVE STARS! THANK YOU!
Have exclusively dealt with James's son Matt as we purchased a high end new property in North Reading, MA in June of 2022. Matt has been extremely responsive to all of our concerns with regards to the house and has absolutely fulfilled the one year warranty that came with the property. In fact, to this day (about 6-7 months in) Matt and I talk probably once a week as our house is one of a few properties that Mangano construction has built on this cul de sac. I have also heard only good things from the neighbors and we are very pleased that we found such a reputable contractor.
Spoke with Matt and he's been exceptional. He's been responsive and quick to act. Only issue is electric is questionable as RJ 11s were installed and no RJ45s. Tile work is great. And again, Matt is exceptional.
James and Matt did a wonderful job with our build. We primarily communicated with Matt and our needs were met every step of the way. I continue to get great support well after the closing!
James and Matt Mangano were great in the purchase of a new home. Matt took care of the last details that needed to be done he went above and beyond we very much appreciate it. I highly recommend James Mangano and his team and especially to our family and friends who may looking to purchase a new home.
