Kinlin Grover Compass is a Cape Cod real estate brokerage that operates under the Compass network, with town offices stretching from Barnstable to Wellfleet. By its own description it handles both sides of a home sale, buyer and seller representation, and also runs what it calls Cape Cod's largest vacation rental business, covering Barnstable, Chatham, Falmouth, Wellfleet, Yarmouth, Harwich, Orleans and Sandwich. The public track record here is thin. Google shows an aggregate of 2.9 stars from 7 ratings, but only two reviews carry retrievable text. The more detailed one, from 2024, describes a week-long rental of a Wellfleet cottage that arrived moldy and filthy: black mold and dirt on the fans, a moldy coffee maker, mold on the slider door, food debris left in the oven, and crumbs and hair on the couch and floor. A 2022 review rated the company 4 stars but gave no explanation of why. Before booking through this office, it's worth asking directly about a property's pre-arrival cleaning and inspection standards, especially for a rental stay. It's also worth confirming current broker licensing directly with the state: a Massachusetts real estate broker license turns up in the registry, but it is expired and registered under a different-sounding entity, Kinlin Grover Commercial, LLC, which is not confirmed to be this residential and vacation-rental office. With so few retrievable reviews, this read leans heavily on one negative account and a large, well-established regional brand name rather than a deep customer history.
We rented a cottage through Kinlin Grover in Wellfleet for a week in 2024. The cottage stunk like mold and we found the place to be filthy. The 4 fans were covered in black dirt and mold, the coffee maker was dirty and also had mold in it, the slider had mold on it and there were fruit flies all over the only cutting board in the kitchen. The bureau drawers also smelled moldy, though I didn’t see any mold like I had in the other areas. Additionally, the oven had leftover particles of food in it, the couch cover was dirty (hair and crumbs), and there were crumbs all over the floor as well as under the glass top of the coffee table. One of the lights in the bedroom didn’t work and there was medical gauze with dirt wrapped around the light switch. One of the windows in the back bedroom was also broken and wouldn’t stay open. As for basic amenities, there was no hand soap, blowdryer (as advertised), bathmat or cookie sheet. The television, while we could turn it on, not a single remote worked and therefore the television was useless. We tried changing out the batteries but still nothing worked. The worst part was that the door was impossible to lock/unlock from the outside. We told Kinlin about this and our concerns that we had to leave the place unlocked with our valuables inside. They did not attempt to fix the lock, only added WD40. It was broken the entire time of our stay. Unacceptable. Upon our initial request to Kinlin Grover to have the cottage cleaned they said they would have to check with the cottage owner the following day. We asked they send someone over urgently since the cottage had mold and it was a health concern. They sent someone over that evening. When the cleaning person arrived she said, its fruit fly season in the Cape and that mold “never killed anyone.” She said this is just how it was in the Cape and condescendingly laughed and said, “you’re not from around here are you?” The next day we went to Kinlin Grover to ask about hand soap and a few other items. Again, they said it was up to the owner to provide hand soap, not them. Yet they are the ones who collected money from us. They told us to text them about the other missing items, some of which (fans, cookie sheet and blow dryer) they brought over later in the week. I asked them to compensate us fairly for the issues we had. Once again they said they would need to talk to the owner. That was on Wednesday. Once we checked out on Saturday I followed up with them again, asking them what the resolution was and they never responded. As someone who owns a year round rental and works through an Agency to manage the rentals I know how completely unacceptable this is. I would be horrified if my rental company treated my renters in this unprofessional manner. Kinlin Grover is unwilling to provide any reasonable compensation for the countless health concerns and inconveniences we experienced during our vacation. They took our $4,000 and claimed zero responsibility for any of the above mentioned issues.
