The company is based in Medford and, by its own account, has specialized in additions, dormers and second-level expansions since 1984 as a family-owned design-build outfit; BBB's file on the business goes back to 1995 and lists Carl O. Dumas as president. The reviews back that up with volume: 26 of them between 2021 and 2026 across eight sources, a 4.5★ average from 44 Google ratings and 4.7★ from 35 Thumbtack ratings. BuildZoom shows 309 permitted projects tied to the company and one detailed review there — a $79,000 second-story addition completed ahead of schedule, with Carl singled out for clear communication when structural issues came up. That pattern runs through the Google reviews too: homeowners describe Nick as quick to text back, flexible around delays, and able to keep every room in the house livable during construction. It isn't spotless. A 2023 review described a different experience: the city of Lynn reportedly found no permit had been pulled for a porch remodel, and water later leaked through inadequately waterproofed siding into the house. A 2022 review split the difference — rating the work 2.5 to 3 stars and citing subcontractors who didn't keep a firm schedule, though the framing and roofing went up quickly. A July 2026 Reddit comment in r/medfordma simply warned 'do not use Kneeland' with no further detail, posted a day after another local Redditor recommended the company for a dormer and kitchen/bath job. Kneeland Construction installed a 3rd floor bathroom and dormer for me. After evaluating several vendors, they came across as the most responsive and professional, and seemed to offer the most value. When we encountered a delay due to the city, Carl was very helpful in helping to work through it. Once the project started, I worked with Nick primarily. He communicated regularly throughout the project; a trait not always found with contractors. I was very satisfied with quality of the finished bathroom. I would and plan to use them again in the future!
It is the second time I used kneeland for addition projects. like last time, things were moving smoothly and both projects were done within the promised timelines. the project managers were easy to work with and no issues at all. And their price was reasonable as well. I would re-hire them again for my future projects.

Nick was great to work with - if we ever had any questions or concerns, we could text or call him at any moment and he was quick to respond. If it wasn’t something he could address over the phone, he was great about either sending someone or coming out himself to take a look. We felt the pricing was fair for the work being done, and Nick and his team of sub contractors stayed on schedule. We’re so happy with how our new bathroom turned out, and our bedroom feels so much bigger with the dormer. We used Kneeland to add a 2-bedroom addition on our home, which added an additional floor on part of our house. They were fantastic! They were willing to work around our funky home and were the only contractor that we spoke with that was able to keep every room in our house livable the entire time during construction! The workers were incredibly nice, prompt, and did a great job. They were very communicative the entire time. They were so nice to our toddler and became best friends with our dog! The project was completed earlier than expected and was exactly on budget. We would highly recommend them!
