Kneeland Construction's calling card is the second-story addition — the dormer that turns an attic into a bedroom, the extra bathroom tucked into unused space, the whole new floor stacked onto a house that outgrew itself. The company has worked out of Medford since 1984, and it's still a family operation: founder and president Carl Dumas runs it with his son Gregory, the vice president and head of construction. The last six months tell a consistent story. In June, a homeowner who evaluated several contractors for a third-floor bathroom and dormer picked Kneeland for being the most responsive and offering the best value, and said Carl personally helped work through a city permitting delay. In April, a repeat customer running a second addition project called the timeline smooth and the price reasonable. In March, a homeowner converting an unfinished closet into a second bathroom and extending a dormer said project manager Nick answered texts and calls at any hour and kept subcontractors on schedule — their first major home project, and one they came away happy with. That pattern — a named project manager, steady schedules, no cost surprises — runs through the company's older reviews too, and it's held up across platforms: Google shows 4.5 stars from 44 ratings, Thumbtack 4.7 from 35, and the tone across both is the same even-keeled satisfaction rather than a handful of enthusiastic outliers. The Massachusetts Home Improvement Contractor license (HIC #113869) is active, and BBB gives the company an A+ letter grade, though it's worth noting Kneeland hasn't sought formal BBB accreditation. One gap: Kneeland has a Houzz profile with a full service description but zero reviews posted there, so that platform doesn't add anything beyond what Google and Thumbtack already show. An older Birdeye listing from 2022 put the rating a touch lower, at 4.3 from 49 reviews — not a real conflict, just a snapshot from a few years back. For a homeowner planning an addition, dormer, or a bathroom built into new square footage, Kneeland's history points to a contractor that shows up, communicates through the build, and finishes close to the quoted price and timeline. Worth confirming directly: which project manager will be assigned, and how permitting delays get handled, since that's come up more than once among their recent jobs.

Kneeland Construction installed a 3rd floor bathroom and dormer for me. After evaluating several vendors, they came across as the most responsive and professional, and seemed to offer the most value. When we encountered a delay due to the city, Carl was very helpful in helping to work through it. Once the project started, I worked with Nick primarily. He communicated regularly throughout the project; a trait not always found with contractors. I was very satisfied with quality of the finished bathroom. I would and plan to use them again in the future!

It is the second time I used kneeland for addition projects. like last time, things were moving smoothly and both projects were done within the promised timelines. the project managers were easy to work with and no issues at all. And their price was reasonable as well. I would re-hire them again for my future projects.

We worked with Nick from Kneeland to add a second bathroom where an unfinished closet had been and extend an existing dormer on our home. Nick was great to work with - if we ever had any questions or concerns, we could text or call him at any moment and he was quick to respond. If it wasn’t something he could address over the phone, he was great about either sending someone or coming out himself to take a look. We felt the pricing was fair for the work being done, and Nick and his team of sub contractors stayed on schedule. We’re so happy with how our new bathroom turned out, and our bedroom feels so much bigger with the dormer. It was our first major project as homeowners and we had a great experience working with Kneeland. (Included a couple photos of our in progress/after/before)
