Both of the detailed complaints on MAK Hardwood Floors' file are about the same thing — dust — which matters more than usual for a shop whose whole trade is sanding and refinishing inside occupied homes. The business works out of 47 Franklin Ave in Revere. Angi's listing puts 26 years behind the name and covers floor sanding, wood refinishing, flooring installation, vinyl and laminate work, and carpet removal. Anthony Le is the owner, and homeowners deal with him directly — nearly every write-up names him rather than a crew. The praise keeps circling one idea: bringing old floors back rather than selling new ones. A June 2025 Google reviewer described badly beaten wood restored to a like-new luster, and noted there was no push toward replacement. In a 2022 HomeAdvisor review, a homeowner credited the crew with reshuffling its own schedule around the other contractors working the house. The 2021 reviews describe the same habits — showing up when promised, moving the heavy furniture, cleaning up at the end of each day. Then the other side. A February 2024 Angi reviewer called the sanding "a DISASTER," said dust got everywhere, that coverings went down half-heartedly, and that the complaint was argued rather than made right. Earlier, in October 2021, a reviewer reported dust through rooms that were never worked in — including a bathroom that had been closed off — along with a damaged kitchen cabinet, an invoice that never arrived, and promised repairs that stopped once the check was picked up. Angi and HomeAdvisor publish the same 4.4 average over the same 14 ratings, 86% of them five-star; these two are the outliers, and they are the specific ones. The written history is mostly 2021, with a single 2025 account since — enough to say what the work looked like then, thinner on what it looks like now. If you call them, the conversation to have before anything gets plugged in is containment: what gets sealed off, what gets covered, who does the cleanup, and what happens if dust reaches rooms outside the job. Settle the punch-list and invoicing terms in the same breath.
Very hard working and does absolutely fantastic work. Very reasonable prices. Owner is extremely conscientious of his work and before he went to the next step asked that we were happy. He added lots of value to my home for wood floor that were beat up. He brought them back to like new luster. Did not try to over sell replacement but was very willing to restore floors.
The prep work was insufficient. The coating was adequate. The sanding was a DISASTER. Dust everywhere. They made a very half hearted effort to put down coverings. Argued with me when I asked him to make it right. Avoid Anthony. He belongs back where he started reselling produce in Haymarket!
Quick and efficient
I would rate MAK a 10 on the way they blended our old floor with our new. Their flexibility working around the other contractors saved us too. They adjusted their schedule to respond to ours. Overall - amazing service. I'm reading the other reviews and agree with them. Tony was very communicative - calling and texting.
Anthony was very responsive, and willing to use the materials I needed because of my chemical sensitivities. He was willing to adjust the schedule to accommodate my need to move furniture from room to room being finished, and he and his assistant moved the heavy items for me. He unfailingly showed up when scheduled, communicated very well, and was always available when I called with questions or concerns. And his prices were very reasonable, compared with the other quotes I received. I highly recommend him.
