O's Home Inspection is a Boston-area home inspector run by Otis Ellerbee, with a Better Business Bureau A+ rating and, per BBB, 17 years in business. The written record runs 2011 to 2017: nineteen Angi reviews average 3.5 stars, with most from 2011 and 2012. Those early reviews describe thorough, patient inspections, often for first-time buyers, with Otis explaining what he found in plain language and, in a few cases, pointing out issues buyers used to negotiate price. A 2012 review said he went over every detail of a property's condition at competitive rates, one noted he found issues on a new-construction inspection that could easily have been missed, and another from the same year, after a last-minute reschedule caused by the seller's agent, said he handled it professionally. The one exception is a 2017 review describing a commercial condo inspection in Chelsea: the buyer said the inspector was on-site under an hour for a $1,200 fee, that they didn't see him do much, and that they never received the report. Given how dated most of the record is, and the 2017 commercial complaint, ask for a recent reference and confirm the report-delivery timeline up front — particularly for anything beyond a standard residential inspection.
