O's Home Inspection

O's Home Inspection is Otis Ellerbee's Boston-area inspection business, run as a sole proprietorship out of Dorchester Center. Its Better Business Bureau file lists 17 years in business and an A+ rating, though the business isn't BBB-accredited and BBB shows no reviews of its own. Every written account on file is dated — the newest review runs to November 2017, and the rest stretch back to 2011. Within that decade-plus span, the theme repeats: reviewers, several explicitly first-time homebuyers, describe Otis as thorough, patient, and good at explaining what he found in plain language. A 2012 review recalls him walking through the heating system and central vac in detail and flagging what would need repair soon; another from the same year describes using his report to negotiate a price adjustment on a home purchase. One 2011 review quotes a real estate agent who said she'd never seen a more thorough inspector. The one clear exception is a 2017 review of a commercial condo inspection in Chelsea: the customer describes an inspector who was done in under an hour, charged $1,200, and never delivered a report. It stands apart from — and comes after — everything else on file, which is otherwise consistently positive for residential work.
