Eighty-four building permits sit in the Massachusetts records under Original Contracting LLC — 41 of them in the last three years, mostly tenant fit-ups and electrical work in Lowell, Framingham, Malden, Norwell and Danvers. That is a busy commercial builder, and a much longer trail than its seven written reviews would suggest. The Westborough company presents itself as a commercial general contractor: office fit-ups, lab space, restaurant and warehouse buildouts, run with in-house plumbing, electrical, flooring, HVAC, maintenance and painting divisions. BBB puts it at 12 years in business, incorporated as an LLC in 2014, with Thomas Kelly as principal owner. Its Massachusetts home improvement contractor registration is active, and its BBB page carries an A+ with accreditation since 2018. What customers have written is short, and split. On Google, 17 ratings average 4.5, and the praise is specific: a 2025 reviewer who has used them for commercial renovations over five years called them "the Swiss Army knife of contractors" and named Tom and Adrian. A 2023 review looked back on a 2019 whole-home job — bathrooms, kitchen and living area — the homeowner still liked years later. Then there is the one that should shape the phone call. In May 2024 a customer wrote a one-star account with unusual detail: hired to pull floating floors and polish and stain the concrete beneath, and to remove a wall bump-out and cut and cap plumbing in the wall, they described getting painted garage floors with a clear coat instead, and a patch done in paneling where the quote said sheetrock, tape and mud. It is a scope-and-materials dispute laid out step by step, and it weighs against the praise more heavily than a short compliment can offset. One more thing belongs on the table. In 2024 a petition filed with the Town of Upton asked the town to enforce its zoning bylaw against Original Contracting, LLC over the use of a residence at 99 Crockett Road as a two-family dwelling. The document sets out a neighbour's complaint, not a finding, and nothing here says how it ended. The Angi and HomeAdvisor pages both show 5.0 from three reviews, but they are the same three reviews on two sites and the newest is from February 2019 — one dated set, not two. Who should call? A commercial owner or property manager planning an office, lab or restaurant fit-up gets a contractor with a real permit history and its own trades under one roof. A homeowner should go in holding the 2024 complaint: put the finish materials, the substrate preparation and the patching method into the quote in the exact words you expect to see on site, and confirm which of the company's registrations covers your job before work starts.

If I could out 10 stars I would. I can’t say enough about Original Contracting. They’ve been doing commercial renovations for my business over the past 5 years. The Swiss Army knife of contractors. They really can do it all. The best part is the quality of work and their expertise. I’ve had so many bad experiences in construction over the years and wished I met Tom and Adrian years ago. Top notch service all around. Keep up the good work!
If I could leave 0 stars, I would. I hired them based off a recommendation to remove some floating floors, and to polish and stain the concrete below. Also to remove a wall bump out and cut & cap some plumbing in the wall. What did I get ?! I got painted garage floors with a clear coat on top, I told Adrain this is not the flooring we agreed on and he insisted it was and that this is the flooring they put in “heavy duty” warehouse floors with fork lifts and that it’s very durable. The part where they removed the partition was patched with paneling although the quote said sheetrock, mud, tape paint ready. I had to hire someone else to fix the wall properly, and now have to redo the floors as they are chipping after only 6 months of use. If I’m not mistaken polished concrete doesn’t chip? I’ve told countless contractors what work was done and what I was charged and they too are blown away. I’ve attached some photos so you can judge for yourself the work this company does. My advice, stay away.
Tom and his team did excellent work for our home remodeling in 2019. The work quality was outstanding and we are still in love with work they’ve done on our bathrooms, kitchen and living area. I would highly recommend Original Contracting for home improvement projects.
Tom and his team are knowledgeable, hardworking and fairly priced. They are skilled with everything from structure to finishes.
