A recent customer who had a bathroom done by Property Essentials LLC said the workers covered things and cleaned up, and that it was their second time using the company. The company describes itself as doing remodeling, additions and custom home building in Wells, Kennebunk, Kennebunkport, Ogunquit, York and the surrounding Southern Maine coast, and says it has been in business 12 years. A recent customer said the company built a new deck on time and on budget. In a 2026 review, a customer said Tom switched where the toilet and shower sat in their master bath and added crown molding they had not asked for. That same 2026 customer said that on an earlier bathroom project, when the walls were opened and an exterior wall turned out to have no insulation, Tom asked whether they wanted it addressed instead of just doing what was contracted. A 2025 customer described a kitchen and bathroom remodel with Tom Kinney that ran from demolition through plumbing, electrical, flooring, cabinetry, countertops and tile, and said it stayed on schedule and within budget, with requested changes handled through detailed change orders. A 2025 customer said Tom Kinney's proposal for a kitchen, multiple bathrooms and a basement ran five pages, that he brought his subcontractors to meet them before winning the job, and that the project started and finished on time. The work goes past interiors. A 2025 customer said the company replaced their windows and front door and found vinyl siding to match the existing siding around the new windows. A 2024 customer said the company remodeled the kitchen of a Colonial Cape in Ogunquit originally built in 1790, from reinforcing floors and walls to installing cabinets and framing new windows and doors. A 2024 customer who was only at a Wells summer home on weekends said Tom and his crew rebuilt a 35-year-old deck and sent photos at the end of every workday. A 2023 customer in York Beach said Tom came out to look at a damaged roof and had his team on it within days once they decided it should be replaced. One account went badly. A 2025 customer who worked with Tom on new construction said they made a $6,000 down payment in February, got a quote three months later that was $120,000 over their stated budget, and received a refund of only $1,100.
Property Essentials was great to work with! We had a bathroom done and they did an awesome job. All the workers that came into are home were very nice and were very considerate of covering things and cleaning up. This was my second time using Property Essentials and I would definitely use them again.
They did an excellent job building our new deck on time on budget and professional. WE are very pleased with Property Essentials. Would recommend them to anyone.
We could not possibly recommend Tom and his team at Property Essentials more highly. It's impossible to explain the transformations that were done in our bathrooms so we've included a bunch of photos. In our master, I sent Tom a photo with an idea that I had where we would switch where the toilet and shower were and he said "I can do anything you want" and he did. With the help of Sarah Chadbourne from Chadbourne + Co (see separate review) we designed a bathroom that we still can't believe is ours (and we can't forget Cullen from Sanford Flooring too) . It's straight out of a fancy hotel or magazine. The level of finish is pristine, with crown molding we didn't even ask for, Tom just felt it needed to be done. He even texted me these amazing black and bronze light switches as a potential upgrade that he thought would work and I immediately accepted because I had never seen anything like them. They source high end materials without wasting your money and go above and beyond every step of the way. In our first bathroom project, when they opened the walls up they saw that we had zero insulation on an exterior wall. Instead of just doing what was contracted he asked if we wanted to address it (which we obviously did). We appreciate that sort of attention to detail which could have really been an issue during a future storm. Tom and crew are so easy to deal with and their quotes are accurate to what your final total will be (obviously subject to issues that arise). He even has the whole house cleaned after construction as part of the project and during the project they take great care to lay padding and plastic throughout the home. I honestly could go on for hours about this company but I think it's best to let the pictures speak for themselves. Book them now before they get so popular that they're never going to be available!
Tom is great to work with and all his guys are fantastic at what they do
Amazing experience, they were right on time. Anything that needed to be addressed was done immediately. The entire crew was curious, respectful and friendly. They made every moment easy.
