Two of the three people who have written about Sullivan Builders describe the same experience, four years apart: a contractor who sold the job himself, then handed it to a rotating cast of subcontractors and stopped showing up. The Lowell company works out of 250 Nesmith Street and is listed under Mark Sullivan and Kevin Sullivan. Its advertised work is remodeling — kitchens, bathrooms, basements, whole-home projects and additions — and its permit history on BuildZoom runs to 36 permitted jobs, with a typical permit valued around $24,600. That permit trail is the deepest thing about this company. The written customer history is not: three reviews, on one site, spread across 2020 to 2025. Those three tell a lopsided story. In a February 2025 review, a homeowner wrote that the crew left a bathroom incomplete — gaps and holes in the wall, an unsealed shower, a vanity in the wrong place — and that undersized materials had to be reordered and the work redone. A June 2023 reviewer described the same shape: subcontractors in and out, gaping holes and unfinished surfaces left behind, construction waste not removed, and no one taking responsibility at the end. The lone positive is from April 2020, an in-law apartment build, where the homeowner said she was blown away by how closely he stayed on top of the schedule and communication — though that review actually calls the company Sullivan Brothers, not Sullivan Builders. What to pin down before signing anything: who is physically doing the work and who supervises them, since both complaints turn on absent oversight of subcontracted crews, and what happens to punch-list items after the final payment. BuildZoom lists two Massachusetts registrations for the company alongside an inactive home improvement contractor registration, none of which we confirmed with the state, so verify the current registration yourself at the Office of Consumer Affairs before work starts. With one review site, three reviews, and the two detailed ones both negative, there is not enough here to call this either way with confidence — but a homeowner should go in asking pointed questions about supervision and get a written completion standard.
