ASAP Environmental says it has performed more than 35,000 lead paint inspections, risk assessments, and mold inspections since John MacIsaac founded it in 1993 — and that no other Massachusetts business has done more lead inspections. The firm works out of the Fields Corner section of Dorchester with a six-person team, and its inspectors carry state lead-inspector and risk-assessor certifications, testing with XRF analyzers. The review history runs deep and mostly one way: 4.9 stars across 82 Angi reviews, a 4.3 Google average, and an A+ BBB page with accreditation dating to 2001. Speed is the recurring theme. A 2018 customer described an inspection within 48 hours of calling and the reinspection just as fast; a November 2024 reviewer got booked in under 24 hours the day before Thanksgiving after another inspector cancelled; a June 2023 customer called over Memorial Day weekend and had someone out the next business day. A 2017 reviewer told a different kind of story — ASAP talked them out of booking a mold test until the home inspector's walkthrough justified one, leaving money on the table. The complaints are worth reading closely because they are specific. A 2016 Angi customer asked for a lead inspection, received what turned out to be a Renovation, Repair and Painting assessment, and called it a bait and switch; the company replied that the report tiers differ and apologized for a missed hazard notation. A 2023 Google reviewer described errors in both pre- and post-deleading inspections — an incorrect map of the home and a passing result despite visible paint chips. Another 2023 reviewer said a mold inspector was impatient and refused to give them a copy of the results. This is a firm built for Massachusetts lead-law work — buyers of pre-1978 homes, landlords chasing letters of compliance, condo boards planning renovations. Before booking, pin down in writing exactly which inspection tier you are getting (an RRP assessment is not a comprehensive initial inspection), what the fee covers, and how and when you will receive the report.
ASAP did a lead inspection and did a great job. They were really easy to make a phone appointment with, they showed up on time, and the inspector they sent, Matthew, was really knowledgeable, efficient and a licensed lead inspector. The report I got at the end was very detailed, along with some instructions concerning my options. I would highly recommend ASAP.
Excellent team! I am delighted with the precision and care in keeping us informed and updated. Mike was extremely kind and took care of everything so I could get a new inspection time since we were running late finishing the painting. Matt was kind and helped with guidance information we gained from success. I recommend this competent team from the first contact to the completion of the process.
Exceptional Service and Compassion - Highly Recommend! I found myself in urgent need of a lead inspector after my original one canceled last minute. I called ASAP Environmental and spoke with John, who was not only polite but took the time to ensure I understood the process. To my surprise, he was able to schedule an appointment for me in less than 24 hours, the day before Thanksgiving! Matt Marrochello, the inspector, arrived right on time and did an outstanding job. He was professional, personable, and incredibly thorough in his inspection. Matt explained that the certificates would be delayed due to the holiday, which I understood, but he noticed that this would impact the people moving into the property. Matt went above and beyond to ensure they would have a place to stay on Thanksgiving, showing an incredible level of empathy and care. I’m truly amazed by the kindness, professionalism, and dedication this company has shown. If I could give them a higher rating, I would. Thank you, ASAP Environmental, for going the extra mile!
Christopher Maracic came to inspect my apartment as my building has a mold issue. Throughout the entire inspection I was polite and did not interrupt his work. He appeared to be impatient and was moving a bit too quickly to have done that thorough of a job. He at one point told me I was 'asking for it' (it being the mold) by not running my AC enough (I have never heard such nonsense and I lived in Washington DC for 7 years, which is extremely humid, and never had a mold problem). When the inspection was complete, I asked if I could have a copy of the results and he says "No." and does not elaborate. When I asked why, he said "you're not the one paying me." He then began to walk out of my home while I was mid sentence, and with his back turned to me attempts to shut the door in my face. While I may not have been "the one paying him," I'm still a customer and you are in my HOME. His behavior was absolutely reprehensible.
Spoke with John Macisaac over the phone regarding past lead inspection finding on a home we are purchasing. He was fantastic to talk with; walked me through the whole process and what to expect if there are findings. There was no hesitation with working to accommodate short notice inspection time on our schedule. I would highly recommend.
