A flooded basement is the job BMS CAT's Marlborough office is called for. A 2024 customer said BMS CAT was on the scene the same day a water heater leak flooded a finished basement level, and had begun water mitigation with vacuums, blowers and dehumidifiers. On its BBB page, the company lists fire and water damage restoration, smoke and odor deodorizing, mold and mildew restoration, duct cleaning, and carpet cleaning and drying among its services. A 2024 customer said 2 feet of storm water got into the basement and BMS CAT was there within a few hours to help. In 2024, a customer said Joehana and Leo took out the wet carpeting and vacuumed up water for at least two weeks. A 2025 customer whose job came through the insurance company said they installed a few mold remediation systems and gutted 2 bathrooms and floors, with no dust in the rest of the house. A 2024 customer said they were pleased enough with the remediation to have BMS do the reconstruction as well. A 2025 customer described a six-month kitchen, living room and bathroom remodel through the Boston/Marlborough office with dents in walls, mismatched cabinet doors and sloppy painting, and said the contractor caused more water damage reconnecting the washing machine with a cracked hose. That 2025 customer also advised checking invoices carefully for double charges. A 2024 customer said a sprinkler-leak restoration left closet doors missing, wall panels removed and the fire alarm uninstalled, and that BMS Cat failed to show up for three scheduled appointments to finish. In a 2023 review, a customer said BMS CAT replaced a header in the den but never found the root cause, which was the roof. The BBB grades BMS CAT a C and lists 4 complaints.
I do not usually leave negative reviews but I had the most frustrating experience with the Boston/ Marlborough office of BMS for a kitchen/living room/bathroom remodel. Stephen L was my main contact and was dishonest about timelines for completion of work and had poor communication throughout 6 month process. Quality of work was poor and required their "fixer" to come multiple times for mistakes like dents in walls, mismatched cabinet doors, sloppy painting and not leaving enough space (industry standards) between new cabinets for the appliances. I also had to remove a lot of their trash myself including a bathroom sink and excess cabinets. The worst part was the contractor caused more water damage when reconnecting the washing machine and using a cracked hose. Contractor tried to refuse responsibility but luckily I had security cameras for the timeline. This damage was corrected but extended the timeline multiple more weeks after the project was months over original expectations. Insurance company had recommended this group as a preferred vendor but I would never use them again and would not recommend to anyone else. If you are working with Stephen, make sure you check your invoices very carefully for double charges or charges on work they did not complete.
Very professional team. Arrived earlier than expected (++). Installed a few mold remediation systems. Gutted 2 bathrooms and floors. Very clean work, and no dust in rest of house. I did not hire them, as they came thru the insurance company, so don't know the cost. I would recommend them.
