BuiltSmart Construction is a Sudbury general contractor whose reviews describe home additions, a basement-to-playroom conversion and full-condo bathroom renovations rather than one narrow specialty. The company's owner, Justin, is described in several reviews as an architect/builder who works alongside a dedicated project manager on each job — the recurring reason customers give for choosing them. Its written record runs from 2018 to 2020 across HomeAdvisor, Google, BuildZoom and Angi — 11 reviews in all, and the tone through most of it is strongly positive. In a 2018 review, a homeowner whose basement was rebuilt into a playroom called Justin "incredibly communicative, honest, and hardworking" and said the project stayed on budget even after a costly carpet upgrade. Another 2018 review describes a full bathroom renovation in a condo, done "quickly and thoroughly." A 2019 HomeAdvisor review from a homeowner who added onto their house credits the project manager's design suggestions for the finished look, calling the transformation remarkable. Not every account is glowing. A 2020 BuildZoom review says the company couldn't produce the architectural plans the customer wanted after about a year of discussion, and that a 10% down payment for a plot plan was never refunded — a specific, credible complaint worth asking about directly. A 2019 review also notes the company's quote came in well above three competitors, which tracks with a business built more around custom, owner-led projects than volume pricing. One thing worth confirming before signing anything: Massachusetts' registry shows BuiltSmart Construction LLC's home improvement contractor registration (HIC 186200) as expired, even though BuildZoom's own listing separately shows a Construction Supervisor license for the company as active — those are two different Massachusetts license types, and the second doesn't substitute for the first. Ask to see current registration before hiring. For a homeowner planning an addition or a full-room renovation who wants direct access to the owner rather than a large crew, the reviews point to a company that listens and stays involved start to finish — just confirm the licensing is current and get deposit and refund terms in writing given the 2020 dispute.
In the end he couldn't do the architectural plans we wanted after a year of leading is on. Then did an out door plot plan and after paying a 10 percent downpayment didn't get a refund after only getting a plot plan. Stay away!
Great detail of the quote, but came in significantly higher than 3 others.
I had a positive experience with not only the owner of the business but his project manager and crew. His project manager made a view suggestions that made a huge difference in the visual appeal of my house. I have received so many compliments since adding this addition to my home. The project was done expediently even though I know they had a lot of other projects that they were working on and it rained a lot. We ran into some unforeseen problems and they accommodated them with no difficulty. Also I thought Justin priced the project very fairly and I was pleased with both the work both structurally and ascetically.
First, I met with the owner who is an architect/builder. He gave me a great quote and reassured me the quality would be top notch. I had a positive experience working with him because he is a trustworthy guy. His project manager was great! She made some design suggestions that were fantastic. The quality of the construction was terrific and the transformation was remarkable. We ran into some unforeseen problems and they accommodated them easily. Since the build has had so many compliments on both the design and the visual appeal. I tend to do my own work so it was one of the first times that I hired out to have work done. I am really happy with my experience with Justin, his project manager, and crew.
I met with Justin, who is the owner of the business. He assured me at the beginning of the project that he could do what I was asking. After meeting with him it was not long after that I was able to establish a build date. I worked with his project manager who had some creative ideas for the front of my home. I wanted to build a farmers porch. I told her that in addition to having a farmers porch I was going to have the front of the house resided. She said that they could match anything that the other company was proposing. She then made some design suggestions. I changed the color of the house and went with some of her suggestions which resulted in a remarkably different look that enhanced the visual appeal of my house. The builders worked very closely with me and were very timely with this project. It was difficult because it was a very rainy fall and after they tore the siding off there were some structural problems that neither of us anticipated. I was impressed with their craftsmanship and their work ethic. In addition, to this, the job was completed, not only, in a timely manner but was also very reasonably priced. I do most of my carpentry and structural work myself so this was unusual for me to hire someone but it was a positive experience and fantastic outcome.
