Caswell Plumbing & Heating is the Framingham shop people call when something breaks at a bad hour, and the name on most of its reviews is Tim. It holds 4.8 stars from 64 Google ratings, its BBB page carries an A+ and describes it as family-owned, and its site lists plumbing, heating, cooling and drain work around Framingham, Natick and Newton. The recent Google reviews are full of off-hours calls. A July 2026 customer said the company came out the same night to replace a hot water heater when no one else would answer. A June 2026 reviewer said they came out the same day on a Sunday to fix a leak, and a May 2026 customer described after-hours emergency service when a pipe burst and water rushed into the basement. Another May 2026 reviewer said they replaced a combi gas heat and hot water unit in an emergency. An April 2026 customer called Tim their go-to plumber for leaks, frozen pipes and clogged drains, and a July 2026 reviewer said Tim brought a house's plumbing up to code ahead of a sale. The older accounts carry the same kind of story. In a February 2026 review, a family called at 3 pm on a Sunday and had a leaky water heater replaced by 6 pm. In November 2025, a customer said Tim and Julio replaced a failed boiler the same day, including pipe replacements to bring it up to code, and cleaned up afterward; an October 2025 landlord said Tim came on short notice to get a Weil-McLain steam boiler going for a tenant in Concord. A June 2025 customer with a cracked cast iron pipe said another company had advised opening a significant amount of wall and ceiling, and Tim fixed it with very little effect on the ceiling and none on the wall. In a July 2025 review, a customer with water coming through the kitchen ceiling said the crew traced it to a 1950s three-handle shower faucet, installed a new Kohler single-handle faucet and had a painter touch up the ceiling. Several reviewers mention pricing, calling it fair, reasonable or competitive, and a September 2025 customer said Tim gave them a discount.
