Three years of house hunting, and what the buyer remembered was that she never rushed him. That May review is a fair introduction to Lynn D'Avolio, a residential agent working out of Lynnfield who describes herself as an associate broker with Coldwell Banker Realty. Her site puts her own tally at more than 30 years and 500-plus homes sold, across Boston, the North Shore and Metro West. On Google she carries 4.7 stars from 24 ratings, and the past six months have been busy: nine reviews, none negative. The most concrete comes from a family selling a parent's home — she set the price, marketed the property, and had a buyer at the first showing with an offer that same evening, above the market appraisal. Others hired her from the buying side. First-time buyers say she walked them through each stage and answered questions as they came; another buyer credits her with lining up a home inspector. The word that repeats across the recent ones is patience. Showings without a push, calls returned, the same demeanor whether the search took a month or dragged on much longer. For sellers, the theme is more transactional: they said what they wanted and that is what they got. Not everyone left satisfied. The single low rating in her history comes from a buyer who felt steered toward making an offer rather than given room to keep looking — the opposite of the unhurried read that dominates the last year. It stands alone and it is old, but if a hard sell is the thing you would walk away from, ask her plainly how she handles a client who is not ready. One more thing to keep straight: the 30 years and 500-plus sales are her own figures, not numbers anyone else published. She is listed as a member of the Lynnfield Chamber of Commerce; her site also mentions a past board seat with the Draper Chamber of Commerce, which is not in the market she describes covering. She is the right call for a buyer who wants to tour a lot of houses without being leaned on, and for a seller who wants pricing and marketing driven hard — the 2026 sale that went from listing to an above-appraisal offer in a day is the clearest example of the latter. Before signing anything, ask for her closed sales in your specific town and price band, and settle early on how often you want to hear from her.

It took a span of three years to find the right home for my wife and I. This was no fault of Lynn's. I am pointing this out to show how much patience she had with me. She is very helpful but not "pushy". We looked at a lot of properties over that span of time, but she had the same demeanor the whole time. I felt badly about that, but I had to do what I had to do and she understood that. She is very knowledgeable in every phase of real estate. I would and will recommend Lynn to anyone I know that is looking to buy or sell a house

I told Lynn D'Avolio how I wanted to sell the house and what I expected and that is what I got. I also needed to buy a house. Lynn was great. I told her what I wanted when I saw it and she helped me to get it. Time was of the essence on both sides. Lynn was so friendly and warm I was able to be myself and I was always comfortable with her, and I had fun. Lynn D'Avalio sold my house sold in two days. I also bought a condo because of the house sale and in the end, I sold and bought it all the same day. She treated me like I was her only client when she was with me. Lynn always called me right back. She was with me every step of the way. I have no regrets, Rosalind.

Lynn was so helpful through the entire homebuying process. We were first time buyers and she was very informative, walked us through the process, and answered all our questions the whole way through. Cannot recommend her enough!
