Google shows a 3.6-star average from 17 ratings, and the four written reviews on file — split between 2021 and 2024 — tell two very different stories. On the positive side, a 2024 reviewer said Fred caught easy-to-miss oil tank pipes in the basement suggesting an old underground tank at a 1970-built house, plus possible signs of wood-eating insects — a find serious enough to become part of the sale negotiation. Another 2024 review called him thorough and said they've referred him to friends and family. On the other side, a 2021 review made a pointed accusation: that Fred marks items as meeting the highest rating no matter what he actually finds, missing window moisture, water damage and clogged filters in the process. A 2023 review separately called him dishonest, though without giving specifics. These accounts directly contradict each other on the same question — how carefully he actually checks a house — and the record alone doesn't resolve it. With only four written reviews spanning several years and a real split in what they say about thoroughness, it's worth asking for recent references before booking.

Fred may have saved me a ton of money and a huge headache. He found some easy to miss oil tank pipes in the basement that appear to indicate the existence of an underground oil tank for a house built in 1970. He also found possible signs of wood eating insects. The seller agreed to have an exterminator inspect the whole house and perform any treatments needed but said the possibility of an underground oil tank they would not deal with at all nor give me a generous discount to deal with the possibility of removal and contamination remediation. They also did not want to even send an underground oil tank inspector to certify if there is or isn't an underground oil tank. Also the town's fire department could not verify whether there is or isn't an underground oil tank. The risk was too big for me to take so I ended up backing out of a beautifully remodeled, 54 year old home in a cul-de-sac. Did I make the right move or not? My Closing Attorney and pretty much everyone I spoke to, including my Buying Agent suggested I not take the risk. Fred was very knowledgeable, he spent over an hour checking everything. He checked the roof, the pipes, the heating system, the mini-split systems, tested every outlet, walls, water pressure, foundation, and countless other stuff. He gave me a report with pictures and a top 10 list of suggested repairs, including getting certification of an oil tank not existing and if exist, removing and certifying soil was cleaned. Worth my Inspector's fees. Thank you Fred. I'll use your services again and for that I give their services 5-stars.
Fred took care of our home inspection needs and was incredibly thorough. We enjoyed working with him and have referred him to many friends and family.
If you're looking for an honest person, Fred Butts is not him!! He is a thief!! He is a con man!
Save yourself from regret and find someone else. Our realtor suggested Fred since he worked with him before, little did we know Fred Butts is completely inept. He’ll mark everything as meeting the highest attainable rating regardless if there’s moisture in the double-pane window, water damage around the windows, floor damage in the laundry room, water leaking from the skylight, and air intake filters clogged with debris. He doesn’t even take the time and effort to shine a light and look below appliances to check for water damage. He won’t include comments such as annotating that there are a half dozen clearly visible mouse traps in the house or that the basement needs a constant dehumidifier running in order to prevent too much moisture in the basement. He also has a tendency to overlook and not include inspection items all together in the inspection report, ie sliding doors! If you still want to waste your money using Fred or his business then be sure to hold his hand during the inspection and be prepared to get a second opinion.
