Skip Gibson has run the business under his own name for close to three decades, according to the company. The written record is thin — just two Google reviews — and they point in opposite directions. A 2025 review calls him professional, thorough and objective, someone who walked a buyer through the house's condition and made the process clear. A 2024 review tells a different story: the reviewer says his inspection missed a mold problem in a finished basement that became apparent once summer humidity set in, and urges buyers to follow the inspector room by room with their own checklist rather than rely on the report alone. The BBB lists an A+ grade and 29 years in business with no complaints on file, though the profile also states plainly that Gibson is not a BBB-accredited business — BBB grades and accreditation are separate things here, not a contradiction. Before booking, it's worth asking directly how moisture and mold are checked during the inspection, given the one detailed complaint about exactly that, and confirming the license number the site lists (#405) with the state directly, since it wasn't independently verified this time around. For a straightforward Cape Cod home inspection from a business that's operated under one name for decades, he's a reasonable call — just don't skip walking the basement yourself.

It really does pain me to give somebody who seemed like a very nice person such a negative review, however, I’m hoping Skip Gibson takes this to heart. I’m leaving him two stars instead of one (ETA: switched to one star since the humidity this summer has increased the copious mold content in my finished basement which has deemed it unusable. I blame Skip for not alerting us since I pointed out this concern during the inspection.). My first suggestion is, if he is conducting your home inspection, make SURE you follow him around to every area of the house with a checklist of your own. This was our second mistake. Our first mistake was taking a recommendation for a home inspector from the realtor, I’ll never do that again. As I said, Skip is very knowledgeable. However, after we closed on our house, we noticed many SERIOUS issues that he did not note in the home inspection report. For example, the outside shower— the pipes were completely burst from the cold winter freeze (our inspection was conducted after the cold winter months, so we know they were already burst upon inspection). It was not noted in his report even though he stated he inspected the outdoor shower. He noted other smaller issues with the shower stall, but either he didn’t notice that the pipes were completely burst, or he overlooked it. For some reason, the Realtor didn’t turn the water on that was connected to the outdoor shower and Skip (we didn’t realize it at the time, we assumed he ran the water through) noted in his report that the water was NOT turned on. He could’ve just looked at the pipes because they’re completely burst and it was obvious just from a visual inspection! This is probably the reason the Realtor didn’t turn the water on for the shower, though I feel the Home Inspector could’ve done this himself. Hiring a plumber to replace all of the pipes is EXTREMELY costly! Even more serious, we were concerned about mold or water in the basement. We were told by Skip that the basement had no signs of mold or water, despite our concerns with musty odor, but he said it was fine. After closing when we were cleaning the house, we noticed very visible mold on the basement cabinetry and all through the basement refrigerator. We now have dehumidifiers down there that are collecting significant water 24/7. We’ll have to engage a mold mitigation company on our own. Extremely costly lesson. There are other small issues that came up that were probably just overlooked and maybe not a significant cost to fix. I would suggest NOT using Gibson Home Inspection, but if you do, please follow him around to every room and ask questions! Don’t leave a room until you make sure he inspects everything. Again, he’s very knowledgeable and informative, but this didn’t help us at all. Had we known about these issues, we would NOT have purchased this home. It was a very disappointing outcome from an income hired and paid for. Lessons learned!
