James F. That is worth saying plainly because he is often filed as an electrician. The work on record from 2021 through 2025 is plumbing and gas fitting, and BuildZoom, which lists him, heads its own page "James F. Burns Plumber". The licensing picture is the thing to sort out before he sets foot in your house. BuildZoom shows five separate licence records for him and marks none of them verified: a plumber's licence numbered 10761, the same number again under "Master Plumber" alongside a second number 20269 with a 2016 expiry, and a "Master Electrician" entry with no licence number at all that expired in July 2016. The same page then gives him a score of zero and states there is no active licence on file, which is the opposite of what three of those records say. Nothing there was confirmed with the state. No customer has written about him anywhere, so there is no account of how he quotes, shows up or finishes. One more caution: that page also credits him with multimillion-dollar restaurant and apartment projects in Lenox, Falmouth, Hanover and Plymouth, while its own staff list shows three slightly different names — James Burns, James F. Burns and James H. Burns. Those large commercial jobs are far from Middleton and most likely belong to someone else with the same name. For a sink, a bathroom or a gas appliance hookup on the North Shore, the small permits suggest that is his everyday work. Before hiring, ask for his current plumbing licence number and check it yourself with the state's licensing board, and get proof of insurance in writing.
