Jim Sullivan Masonry is a chimney and masonry contractor with branch locations in Lowell and Lawrence, Massachusetts, that its own Better Business Bureau profile describes as 40 years in business; the company separately self-reports 41 years of experience on Angi, where it has logged 79 shown projects. Its work spans chimney sweeping, relining, and waterproofing to fireplace construction, steps, walkways, and patios. The written record here is unusually deep — 26 reviews across Google and Angi stretching from 2017 to 2024 — and a recurring theme is honesty about what a job actually needs. In a 2021 review, a customer said Jim examined a chimney a different company had quoted $10,000 to fix and told them plainly that it was fine beyond a small crack and some creosote buildup. Several older reviews from 2017 to 2019 describe detailed estimates that beat competing quotes and daily updates during multi-day jobs. Not every account is clean. A 2019 reviewer said Jim was unable to resolve a chimney leak, that it continued after the repair, and that other masons they consulted afterward called the work sloppy. A 2017 reviewer described a short-notice reschedule — the owner said he was too tired to meet — followed by a second site visit to re-survey the same job before work began. Separately, a 2024 reviewer noted an online listing incorrectly showed the business as closed while Jim was actively completing a chimney and steps rebuild in Methuen. BuildZoom lists a Massachusetts home improvement contractor license for the business that shows as inactive since 2010; it isn't a registry verification, and no evidence here confirms the business's current licensing status. Given the length and consistency of the positive record — especially the pattern of honest, no-upsell assessments — this reads as a genuinely experienced operation, though it's worth asking directly about current licensing and getting a clear scope in writing given the isolated but real complaints about follow-through.
Not sure why this site say he is closed, but Jim Sullivan Masonry just finished rebuilding my chimney and steps in Methuen. Great work, fair pricing - would use him again when I have this type of work. Before and after pictures of my chimney and steps have been added.
We highly recommend Jim and have already referred him . He did great work solving our water issue and repairing the chimney. Very responsive ,punctual and over all a pleasure to work with
I had a Chimney company quote me 10,000k to fix cracks in my chimney liner. Based on research that seemed exorbitant. I contacted Jim and he took a second look and assured me that I was being had, and that my chimney was fine. He noted a very fine crack and a light creasote build up but nothing that needed 10,000 worth of work. I found the team to be honest and have integrity. Am switching to this crew from now on.
Quality work, quickly and at a great value. I recommended them to everyone I know.
This man is an expert to what he does. After receiving several estimates from dishonest people, Jim gave e an estimate with a proper repair procedure and it went beyond the price was far less. He came as promised and did the work within the time frame as promise. No surprises and no extra charges, Everything was done as originally agreed to and the work site was cleaner that it was found.I would highly recommend Jim Sullivan Masonry.
