Kevin Fruh is a Newburyport real estate broker who launched Fruh Realty with his wife Alison in 2018 and merged it into Gibson Sotheby's International Realty in 2023, where he's now a senior vice president; at the time of that merger, Fruh Realty covered the North Shore and southeastern New Hampshire with 16 agents out of its downtown Newburyport office. He holds an active Massachusetts real estate broker license, verified with the state. The clearest signal in his record is how many clients come back. One family bought and sold three properties with Kevin and his team over the years and says they wouldn't use anyone else; another worked with him twice in one tight market and calls the results consistently excellent. Reviewers from 2022 through 2026 describe him as deeply plugged into the Newburyport market — knowledge they say runs block to block — and credit his construction background with helping out-of-town and first-time buyers see what a property could become. Several describe him structuring winning offers in competitive bidding situations, and multiple reviews single out team members Rachel and Marie for handling logistics and communication smoothly. He's also drawn outside attention for that market expertise: Boston.com quoted him in 2023 on rising Newburyport starter-home prices pushing buyers toward neighboring states, and Boston Agent Magazine profiled him for more than two decades in the business. Two reviews complicate that picture. In November 2025, a reviewer describes a highly conditioned offer Kevin structured that they felt didn't serve their interests, and says the experience contributed to significant personal stress during the transaction. Separately, a 2022 review describes a different agent at Fruh Realty, Justin Haley, misrepresenting a condo's parking allocation to a buyer — in a deal where Kevin's firm represented the seller, not this particular client directly. For most buyers and sellers in the Newburyport area, the volume of specific, repeat-client praise here is substantial and consistent. Anyone working with Kevin or his team should still read every offer condition carefully and ask direct questions about anything unclear before signing.
“Specializing in the Greater Newburyport, North Shore and New Hampshire Seacoast areas, Kevin Fruh brings over two decades of real estate expertise to every transaction.”

“Fruh Realty’s 16 agents covered the North Shore and southeastern New Hampshire from their 19 Green St. office in the town’s historic downtown. The deal adds GSIR’s 27th office statewide and the second on the North Shore, after its existing Manchester-by-the-Sea office. ... “In welcoming Kevin, Alison and their team to our firm, we unite their esteemed local reputation with Gibson Sotheby’s International Realty’s worldwide recognition and access to highly qualified global clientele, ensuring our clients receive every advantage,” GSIR CEO Colleen Barry said in a statement. “Our expansion on Cape”
“But that ease of entry also guarantees a steady inflow of newcomers who, without additional training and mentorship, may be ill-equipped to succeed and often flounder — sometimes at the expense of their clients. “It’s one of the greatest things about real estate and one of the worst things about real estate all in one,” says Kevin Fruh, owner and broker at Fruh Realty in Newburyport, Massachusetts. ... Many brokerages operate on a numbers game fueled by new agents and their social circles, Fruh says. “They’re not trying to teach you how to do the business correctly,” he comments. “They’re tryi”
I honestly believe that anyone selling a house on the north shore wold be crazy not to list with Kevin Fruh. He has tremendous experience, a complete understanding of the market, remarkable negotiating skills and an intuition that serves both sellers and buyers well. You can trust him implicitly. My property in Newbury was unusual with no obvious comparables but Kevin saw its value and was able to enthusiastically communicate that to buyers. The house sold almost immediately with a price that was well above the asking price. Selling a house is incredibly stressful and Kevin and Rachel Mello are unflappable, reliably reassuring, highly organized and kind. It was a pleasure working with them both.
Rachel and Kevin did an excellent job in helping us find a home in the area. Kevin understood what we were looking for in a home … so we didn’t waste time. Rachel was very helpful in acquiring additional info on homes of interest. Always good and timely communication right up to the end of the transaction. Would highly recommend
I recently worked with Kevin Fruh on a purchase in Newburyport, MA, where he represented the buyers. This was not our first transaction together, and as always, he was great to work with. Kevin is communicative, organized, and keeps the process moving smoothly from start to finish. He does a great job advocating for his clients while maintaining a professional and collaborative approach with everyone involved. It is always a pleasure working together, and I look forward to the next opportunity.
Kevin and his team were fantastic to work with from start to finish. They were proactive, thoughtful, and always available when we had questions. They went the extra mile to help us close and took a lot of stress off our plate. We felt supported the whole way through and couldn’t have asked for a better realtor.
Kevin Fruh and Rachel Mello were absolutely outstanding. I chose Kevin because of his tremendous success in the business and among the leaders in sales commissions. He is honest, trustworthy and has a wealth of experience. He was always very responsive and always provided valuable guidance throughout the sale process. Rachel was always on top of things, provided excellent support and was also very responsive. She has an upbeat attitude and is very customer focused. Their experience and attention to detail make them a great team.
